<br />,,-- Commissioner Arkin suggested that consideration be given to the installation of photovoltaic cell <br />solar panels. He also questioned the plans showing the master bedroom downstairs next to the <br />family room, because of the noise from the family room. Commissioner Kameny questioned <br />how the solar panels would fit in with the architectural designs. Mr. Menzies advised that it may <br />be possible to place them on the garage roofs. <br /> <br />In response to a question from Commissioner Kameny, Ms. Herder advised that lots are from <br />10,000- to 15,000-square feet. It was noted that the minimum lot width is 80 feet and the <br />maximum is 105 feet, and the depth is 130 feet. <br /> <br />Ms. Herder referenced the tree summary and provided information regarding the proposal for <br />tree replacement. Discussion ensued regarding the tree replacement ratios. In response to an <br />inquiry from Chairperson Sullivan as to whether the tree replacement program meets the Specific <br />Plan, Mr. Swift advised that the proposal for the Lin and Lonestar property is satisfactory. <br /> <br />In response to a question from Commissioner Arkin, Ms. Herder advised that there will be <br />sidewalks on both sides of the streets, but there are no sidewalks on the private drive on the <br />estate lot. With regard to the proposal for a continuous house "edge" for Lots 34-42, Ms. Herder <br />noted that the applicant is working with Wente to be their vineyard partner, and they have <br />advised that they would prefer not to have something that would be difficult to maneuver their <br />equipment around. She also noted that the applicant is willing to flip-flop the units on Lots 17 <br />and 28 to better position the garage as a buffer for the trail. <br /> <br />,,-- <br /> <br />Ms. Herder advised that the pest management plan will be part of the vineyard planting plan and <br />that they are working on preparing it now to be included as part of the PUD application. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Steve Brozosky, 1700 Vineyard Avenue, stated that he has not seen all of the latest plans and <br />that prior to the project moving forward to a formal hearing he would like to get copies of the <br />plans. It was noted that Mr. Brozosky would receive the exhibits and materials that the Planning <br />Commissioners receive. Mr. Brozosky noted that he still has not seen how his driveway will <br />connect to the new road, and that he would like someone to walk out on his property to show him <br />were it will connect. He advised that he is concerned about the access to his property during <br />student drop-off and pick-up times.
