<br />/""" In response to a question from Commissioner Roberts, Ms. Seto advised that in an emergency <br />situation related to creek maintenance the City would have the right to take care of it <br />immediately, and charge the cost back to the Homeowners' Association. <br /> <br />Mr. Swift commented that the applicant has agreed to include as an option on the new homes the <br />installation of a solar panel photo voltaic cells for generating electricity. <br /> <br />In response to an inquiry from Commissioner Maas regarding the setback for Lot I, Mr. Swift <br />advised that this lot currently stands by itself, in that there are no homes in the Greenbriar project <br />on that side of the street. He noted that there may be one more houses on this street on the <br />Brinkhurst property, depending on where that home receives access. He further noted that the <br />house on Lot 1 would not be sticking out forward ofthe rest of the houses on the street. <br /> <br />In response to a request for clarification from Commissioner Arkin, Mr. Swift advised that the <br />City Council's conditioning of the PUD tied the development of this property to the approval and <br />building of the Happy Valley Golf Course and the annexation of the Happy Valley area. Mr. <br />Swift further clarified that this project would not go to a final map without the annexation as <br />provided in Condition #3. <br /> <br />r' <br /> <br />Commissioner Arkin inquired as to the plan for "B" Street. Mr. Swift responded that the plan is <br />to have "B" Street extend into the Lund Ranch to serve the development on that property. He <br />advised that this street would bring the traffic from Lund Ranch out to Sycamore Road. <br />Discussion ensued regarding the proposed width of"B" Street. Mr. Swift advised that the mid- <br />point of the General Plan for the Lund property is 85 homes. <br /> <br />Commissioner Arkin stated that he would want to ensure that the homebuyers along this street <br />are advised of the potential development of Lund Ranch and the traffic impacts on "B" Street. <br />Discussion ensued regarding providing this information in the sales office and other means of <br />conveying this information. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />COMMENTS FROM THE APPLICANT <br /> <br />Fred Bates, 9781 Blue Larkspur Lane, Monterey, represented the applicant, New Cities <br />Development Group. Mr. Bates advised that the applicant supports the staff report, the findings, <br />and the vesting tentative tract map conditions with the exception of Condition #3 regarding the <br />approval of the project being conditioned on the Happy Valley annexation. He noted that <br />typically on the display table future developments are shown.
