<br />r <br /> <br />,'-- <br /> <br />r- <br /> <br />Ken Czaja, 1141 Lund Ranch Road, stated he is on the steering committee of the Ventana Hills <br />and Bonde neighborhood association. He advised that issues he has identified have generally <br />been included and reflected in the plan. He noted that he understands the house on Lot 27 cannot <br />be single story because of the size of the pad, but Lot 10 could have a single-story home, and this <br />would protect the views from the homes in Bonde Ranch. He suggested that any home along the <br />ridgeline should be single-story. He further suggested that if it is practical, hog wire be attached <br />to the corral fence that abuts or faces the open space to make it more difficult for children to <br />climb and enter into the creek area. Mr. Czaja voiced support for shrubs along the north side of <br />"B" street and the east side of"B" court. He stated that he would also like additional shrubs <br />along the gravel maintenance road. Mr. Czaja advised that it is his understanding that if the <br />Lund property is developed there will be another EVA that would provide an access for foot <br />traffic through Ventana Hills. He stated that he would recommend having only one sidewalk on <br />the side of"B" Street where the homes are located. Mr. Swift provided clarification of the <br />proposal for the installation of sidewalks for the project. Mr. Czaja stated that he would like the <br />landscaping installed on the north side along the open space as early in the project as possible to <br />give it a head start in terms of growth and the aesthetics it will provide. He further stated he does <br />not want any construction access from Independence Drive, and that he wants to see some dust <br />mitigation techniques put in place. <br /> <br />Dean Bringhurst, 990 Sycamore Road, advised that he purchased his property four year ago. He <br />stated that two of the lots on his property would get utilities from Greenbriar, and the utilities for <br />the third lot would be from the New Cities Development. He advised that he is disturbed that the <br />project has not gone forward and he feels it is time that it does. He further advised that he does <br />not appreciate the delays that have taken place, for example this project being tied to the Happy <br />Valley annexation. Mr. Bringhurst stated that part of his property was taken to provide access <br />for the water line for the New Cities and Greenbriar developments. <br /> <br />Margo Layton, (Mr. Bringhurst's daughter) 42425 Mission Blvd., advised that her family plans <br />to move to 990 Sycamore Road in July. She stated that she feels that New Cities should be <br />allowed to proceed without the annexation. Mr. Swift provided an overview of the process <br />which resulted in the condition tying the New Cities development to the Happy Valley <br />annexation. Ms. Layton noted that there is an existing home located at 990 Sycamore Road and <br />the sewer and water for this home was suppose to be provided as part of the new development. <br />Mr. Swift advised that this should happen with the development of the New Cities project and <br />offered to meet with Ms. Layton to discuss this matter. <br /> <br />Mitch Mehlman, 1153 Lund Ranch Road, asked that the gravel road be removed, stating that he <br />feels the creek can be maintained without the road. He advised that he believes the road will <br />invite foot traffic and allow children to walk down to the creek which is unsafe do to the steep <br />slope banks. He stated that he supports early planting ofthe landscaping along the open space. <br />He noted that he also wants the fence installed early to protect the privacy of the existing <br />neighborhood. He advised that he strongly supports the condition regarding annexation. He <br />stated that he feels the issue concerning disclosure is important.
