<br />,-- <br /> <br />Affordable Housing - Addressed through option for granny flats. <br /> <br />Is the architectural style and variety satisfactory? - Applicant to provide visuals depicting the <br />backs of the homes. Commissioner Arkin also requested that samples of the photovoltaic cell <br />roof shingles be provided at the next hearing for this matter. <br /> <br />Are the open fencing, walls, and privacy fences satisfactorily designed? <br />Chairperson Sullivan stated that he would like to see the color for the two-foot stucco wall and <br />information on how it will be maintained. He stated that he agrees with the idea of not having <br />ostentatious entry features. Commissioner Maas stated that she is in favor of using open fencing <br />where possible. <br /> <br />Should there be a landscape edge to the Roberts' driveway, and. if so, to be maintained by which <br />party? - Should be worked out with the property owner. <br /> <br />Mr. Swift provided information regarding the Williamson Act as it pertains to the <br />Lonestar/Simoni parcels. <br /> <br />- <br /> <br />Chairperson Sullivan advised that he applauds the applicant for its efforts on energy conservation <br />and Green Building practices. He noted that he spoke with the applicant's representatives <br />yesterday and encouraged them to contact the Sacramento Municipal Utility District, as well as <br />other developers in the area, including New Cities. Chairperson Sullivan also advised that he <br />would like to see the completed Pest Management Plan come back with the PUD, and that he <br />appreciates efforts to get Wente involved. He stated that he would like to see the Pest <br />Management Plan as organic as possible due to the proximity of the vineyard with the school and <br />Arroyo. He also stated that he wants the visuals to be peer reviewed. Chairperson Sullivan <br />noted that he is still concerned that Growth Management has not yet been reviewed and PUD <br />applications are still being reviewed and brought forward through the approval process. He also <br />noted that the P.G.&E. 230KV power line is being proposed for the Vineyard Corridor area. <br /> <br />PUD-S <br /> <br />Commissioner Kameny stepped down from the dais. He left the meeting at 10:50 p.m. <br /> <br />Mr. Swift presented the staff report, providing an overview of the proposal. He noted that the <br />application is for the low density residential portions of the Berlogar and Chrisman properties, <br />but does not include any of the custom lots on these properties. He discussed issues related to <br />grading, lot configuration, visibility, and tree removal. He noted that the staff's review and the <br />peer review of the geotechnical report has not yet been completed. He advised that staff is <br />looking for direction from the Planning Commission on the proposed project. <br /> <br />PRESENTATION BY THE APPLICANT <br /> <br />Trece Herder, represented Centex Homes. Ms. Herder noted that it has been challenging to work <br />around the environmental issues associated with this site.
