r Is the day care center appropriately located? - Commissioner Arkin advised that he feels the best
location for the day care center is on the same side of the street as the school. Discussion ensued
regarding the possible locations of the day care center, the proposed siting of the elementary
school, and the transportation and traffic impacts resulting from the day care center.

Is the setback from Vineyard Avenue to the Vineyard estate lots satisfactory? - Yes.

Is the planting area wrapped around Lot 44 useful to create an open feeling for the village? -
Chairperson Sullivan voiced his approval for the Parcel B plan, noting that he wished all were
like it.

Is the private road serving Lots 1-4 and 44 acceptable? - Yes.

Should the corners of Lots 10 and 12 be "shaved" off (angled) to create a more informal and
possibly easier to maintain vineyard edge? - Commissioner Kameny noted that he has no
feelings either way.

Is the lot line adiustment with Safreno acceptable? - Yes.

,,--

Is the Parcel "C" open space a satisfactory use/location? - Chairperson Sullivan asked for a
visual or drawing depicting the proposed bridge, showing the height of the bridge over the creek.
Commissioner Arkin advised that he would like the architecture of the bridge to match the
architecture of the development. In response to an inquiry from Chairperson Sullivan, Mr. Swift
advised that the agency approvals are obtained between the tentative map and final map stages.

Is moving the Simoni estate lot onto the Lonestar property acceptable? - Yes. Commissioner
Kameny advised that he likes the idea of having the continuation of vineyard along old Vineyard
Avenue.

Is the continuous house "edge" of Lots 34-42 acceptable? - Commissioner Maas noted that
Wente prefers not to have it because of maintenance of the vineyards. Commissioner Arkin
stated that it would be nice. He suggested the applicant provide a visual depicting the backs of
the homes. He further suggested additional tree planting or architecture for the backs of homes
on lots 34 - 42. Chairperson Sullivan and Commissioner Kameny voiced their concurrence.

Is the trail interface satisfactory? - Commissioner Arkin noted that he wants the trail to be
completed prior to occupancy of homes, to alleviate objections to the trail approval. O.K.

Commissioner Maas requested that the Planning Commission be advised of the value of the
heritage trees that are being removed.

Grading Plan - O.K.

Trees - O.K., with Commissioner Maas' request for the value of the heritage trees that are being
removed.

r'

PLANNING COMMISSION MINUTES

January 10,2001

Page II
