The perimeter of all building foundations shall be designed with subdrains. The <br /> subdrains shall have a cleanout installed at the beginning of the pipe, and the bottom of <br /> the pipe shall terminate in a storm drain or other storm drain outfall subject to the <br /> approval of the City Engineer. It shall be the responsibility of the owner(s) to relocate <br /> the subdrains, if the subdrains are encountered during the excavation of a pool or other <br /> subsurface structure. <br /> Fire Safety and Mitigation Measures <br /> 73. The Yee development is located in the "Special Fire Protection Area" noted in the <br /> Pleasanton General Plan; is located outside the five minute response time standard; and <br /> is located in an area that has been designated as a very high Fire Hazard Severity Zone <br /> by CAL Fire. For these reasons, the applicant and /or future lot owner /contractors shall <br /> be subject to the following requirements as reviewed and approved by the Fire Marshall: <br /> a. All enclosed residential structures, accessory structures, detached garages, <br /> cabanas, secondary dwelling units, etc., on the development covered by this and <br /> future approvals shall be equipped with automatic fire sprinkler protection. Plans <br /> and specifications for the automatic fire sprinkler system(s) including the alarm <br /> system, waterflow and valve tamper, etc., shall be submitted to the Building and <br /> Safety Division for distribution to the Livermore Pleasanton Fire Department for <br /> review and approval prior to installation. All required inspections and witnessing of <br /> tests shall be completed prior to final inspection and occupancy of the building(s). <br /> b. The applicant shall submit an Urban/Wildland Interface Fire Management Plan <br /> (UWIFMP) including a wildland /urban interface risk assessment prepared by a <br /> qualified forester covering the private lot landscape and building designs for review <br /> and approval by the Fire Marshall. The UWIFMP shall include the following: <br /> Define on a lot by lot basis the construction methodology to protect the <br /> exposure on all sides of a home that would be exposed to a wildland fire <br /> including, but not limited to, fire -safe exterior building and roof materials, buffer <br /> setbacks from natural grass areas, and the measures adopted under the City's <br /> Wildland /Urban Interface Ordinance and in conformance with Wildland Urban <br /> Interface Building Standards, 2007 California Building Code Chapter 7A. <br /> Define the landscaping types, non combustible deck construction and /or <br /> limitations on combustible deck construction, and other unique requirements <br /> that will enhance the fire protection and defensible space around the home. <br /> The measures covering private lot development shall be incorporated into the <br /> development's design guidelines. The measures covering the open space area will <br /> be incorporated into the management/maintenance plans of the open space area. <br /> e. The existing private street and the emergency vehicle access within the building <br /> envelopes shall be designed with turning radii that conform to City standards where <br /> it is connected to the private road. <br /> 18 <br />
