f. Emergency vehicle turnarounds shall be provided at every lot. The turnarounds <br /> can be provided as part of the driveway aprons for these lots. A single turnaround <br /> can be provided with the overall road layout in lieu of the separate turnarounds. <br /> These items will be shown on the preliminary improvement plans submitted with the <br /> parcel map application and /or with the individual building designs for these lots. <br /> 74. Except for the private driveway aprons, all public and private roads /driveways shall be <br /> designed to carry a minimum H -20 road load rating under all weather conditions. <br /> 75. The private street, if designated a fire lane by the Fire Marshall, shall be maintained in <br /> accordance with Chapter 5 of the 2007 California Fire Code, which permits towing <br /> vehicles illegally parked on the fire lanes. Fire lane curbs shall be painted red with "No <br /> Parking, Fire Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away Zone" signs <br /> shall be installed as required by the Vehicle Code. <br /> 76. The "Fuel Management Plan for the Yee Parcel, Planned Unit Development, 4100 <br /> Foothill Road, Pleasanton, California shall delete references to vineyards. <br /> Geotechnical Requirements and Mitigations <br /> 77. To mitigate the potential effects of seismically induced ground shaking at the project site, <br /> the design and construction of all structures on the lots covered by this approval shall <br /> conform to the current standards defined in the most recently adopted California Building <br /> Code and shall implement the recommendations of the preliminary geotechnical <br /> investigation report and the design -level geotechnical report to be submitted with the <br /> improvement plans. This statement shall appear in the residential design guidelines. <br /> 78. The applicant shall arrange and pay for a geotechnical engineer to inspect and approve <br /> all subdivision improvements including, but not limited to, retaining walls, drainage <br /> improvements, NPDES measures, geotechnical mitigations, etc., during construction to <br /> ensure that the recommendations have been properly incorporated into the <br /> development. The geotechnical engineer shall be on -site to monitor all grading and <br /> excavation operations. The results of the inspections and the as -built conditions of the <br /> project shall be inspected and certified in writing by the geotechnical engineer for <br /> conformance to the approved plans and geotechnical report and shall be submitted to <br /> the City Engineer for review and approval prior to the issuance of the first building permit <br /> for a home. <br /> 79. The lot owner /contractor for each home site shall arrange and pay for a geotechnical <br /> engineer to inspect and approve all building site improvements including, but not limited <br /> to, foundations, retaining walls, drainage improvements, NPDES measures to the extent <br /> practical, geotechnical mitigations, etc., during construction to ensure that the <br /> recommendations have been properly incorporated into the development. The <br /> geotechnical engineer or his /her designee shall be on call and shall monitor grading, <br /> excavation, and home construction operations. The results of the inspections and the <br /> as -built conditions of the project shall be inspected and certified in writing by the <br /> geotechnical consultant for conformance to the approved plans and geotechnical report <br /> and shall be submitted to the Building and Safety Division for review and approval prior <br /> to final inspection. This statement shall appear in the design guidelines. <br /> 19 <br />
