disturbance of the site or any nearby area reasonably suspected to overlie adjacent <br /> remains until the County coroner has determined, in accordance with any law <br /> concerning investigation of the circumstances, the manner and cause of death and has <br /> made recommendations concerning treatment and dispositions of the human remains to <br /> the person responsible for the excavation, or to his /her authorized representative. A <br /> similar note shall appear on the improvement plans. <br /> 32. The applicant shall prepare a Construction Best Management Plan (CBMP) for the <br /> review and approval by the City before approval of the parcel map. The CBMP shall <br /> include, but is not limited, to the following: <br /> a. No individual piece of construction equipment shall produce a noise level <br /> exceeding 83 dBA at a 25 -foot distance from the Yee property boundary. <br /> b. All internal combustion engine driven equipment shall be equipped with exhaust <br /> mufflers maintained in good condition and appropriate for the equipment. <br /> c. Stationary noise generating equipment shall be located as far as possible from <br /> sensitive receptors adjoining or located near the construction area. <br /> d. Air compressors and other stationery noise sources shall be as quiet as the <br /> technology allows. <br /> e. Except for security trailers staffed by licensed security personnel, at no time shall <br /> campers, trailers, motor homes, or any other vehicle be used as living or sleeping <br /> quarters on the construction site. All such vehicles shall be removed from the site <br /> at the end of each workday. A construction trailer shall be allowed to be placed on <br /> the project site or on the lots for daily administration/ coordination purposes during <br /> the construction period. <br /> f. Portable toilets used during construction shall be kept as far as possible from <br /> existing residences and shall be emptied on a regular basis as necessary to <br /> prevent odor. <br /> g. All Urban Storm Water Construction Requirements listed further in these conditions <br /> of approval. <br /> These above requirements shall apply to all construction phases including the individual <br /> building sites and shall be added to the design guidelines covering this development. <br /> Development Standards <br /> 33. Lots 1 through 4 of the PUD Development Plan shall be subject to the following uses <br /> and site development standards: <br /> a. The permitted and conditional uses of the R -1 (One Family Residential) District as <br /> described under Chapter 18.32 of the Pleasanton Municipal Code. <br /> b. Development Standards for Primary Structures and Accessory Structures: The <br /> following building setback and height standards shall apply to the primary <br /> structures, additions to primary structures including second units, and accessory <br /> structures on these lots: <br /> Building Setback 10 feet from the drip line of an existing tree to be preserved. <br /> 9 <br />
