Maximum Height/Primary Structures 30 feet from the building site terrain <br /> beneath the proposed structure with a maximum building height of 40 feet <br /> measured from the lowest to highest points of the building. <br /> Maximum Size 8,500 square feet, exclusive of 700 square feet of garage <br /> area. (Note: Garage floor area over 700 square feet will be added to the <br /> building floor area.) <br /> Maximum Height/Open and Enclosed Accessory Structures 15 feet. The <br /> maximum height for any accessory structure shall be measured vertically from <br /> the lowest point of the structure to the highest point of the structure. <br /> Maximum Floor Area /Enclosed Accessory Structures The floor area for any <br /> enclosed accessory structure, inside /outside the building envelope area, shall <br /> be included in the sites' maximum building floor areas and floor area ratios. <br /> Trellis- covered arbors and /or porches up to a height of 15 -feet supporting <br /> photovoltaic panels shall be processed by the City's Administrative Design <br /> Review procedures. Building and electrical permits are required. <br /> 34. Only the following structures, uses, and activities shall be allowed in the open space <br /> areas surrounding the building envelopes of Lots 1 through 4 of this development: <br /> a. A variety of grazing animals may be allowed. The grazing activity, animal density, <br /> and supervision shall be subject to a grazing management plan which shall be <br /> based on a combination of factors including, but not limited to, the type of animal, <br /> the age of the animals, etc. The grazing management plan shall be prepared by <br /> the applicant and shall be approved by the Planning Division before approval of the <br /> parcel map. <br /> b. Wildland fire management conducted by the homeowner or by the Maintenance <br /> Association in the open space area and the public streets and private driveways <br /> serving the project. <br /> c. Urban stormwater runoff and treatment areas if required by the Building and Safety <br /> Division and /or by the City Engineer. <br /> d. Except for a. through c. above, a conditional use permit shall be required for non <br /> habitable accessory structures and any type of agricultural activity outside the <br /> building envelope area. <br /> Design Guidelines <br /> 35. The applicant shall revise the guidelines for clear direction and guidance to future <br /> owners. The guidelines shall include the PUD conditions and shall be coordinated with <br /> the requirements of the Wildland Fire Management Plan, Tree Preservation Plan <br /> including replacement, environmental documents and mitigation measures, and similar <br /> plans into a single document; replace "should with "shall "not recommended" with "not <br /> allowed "recommended" with "allowed" and "discouraged" with "not allowed add <br /> additional examples of "stepped" building designs; refine the "height definition sections" <br /> to match the conditioned height standard; limit landscape lighting to low -level fixtures; <br /> and require three guest parking spaces for each home. The revised guidelines shall be <br /> 10 <br />
