That the following water conserving plumbing fixtures be installed: a) low flush water closets; b) shower flow control heads; c) aerators.in interior faucets;.and d) insulation of hot water lines. 13. That all buildings and/or structures must comply with all codes and ordinances in effect at the time required permits are issued by the Building Division. 14. That the developer's contractor obtain an encroachment permit from the City prior to the be 'nning of construction. 15. That the developer pay any and all fees that th~ property may be subject to. 16. That any damage to street improvements'now existing or done during construction, be repaired by the developer to the satisfaction of the City Engineer. This work shall include patching, reconstruction, slurry seal, and/or overlay if considered necessary by the City Engineer. 17. That except as otherwise established by these conditions, the site standards and uses of'the units in the project shall be those of the R-1-20,000 District. 18. That the use of the non-standard thirty-five (35 ft.) curb radius (40 ft. R/W radius) cul-de-sac be approved by the Planning Commission and the Fire Marshal, and receive final approval. from 'the City Engineer. 19. That prior to approval of any final map on the subject property, a method, acceptable to the City Engineer and City Attorney, for maintaining all private streets and the landscape strip along Martin Avenue shall be established. 20. That the developers shall enter into an agreement with the City to participate in the funding and construction of an area-wide sanitary sewer project, and a storm drainage project. The extent of this participation shall be deter- mined prior to the approval of the tentative map. The agreement shall be executed by the developer prior to Council approval of any final subdivision for this development.
