21. That each developer shall make an in-lieu paymen~ to the <br /> City prior to Council approval of the final map for that <br /> development. This payment shall be for the developer's <br /> proportionate share of the traffic signal installation at <br /> the intersection of Santa Rita Road and "Trenery Drive". <br /> The amount of this payment shall be determined prior to the <br /> approval of the tentative map. ~ <br /> <br /> 22. That the proposed forty foot (40 ft.) wide, private, north/ <br /> south streets between the Skinner parcel and the.Black <br /> parcel and between the Combs parcel and the Cartlidge parcel <br /> be constructed to their full proposed curb to curb width <br /> of twenty-eight foot (28 ft.) or larger. If these streets <br /> are not constructed as through streets at the time of <br /> development, any cul-de-sacs or turn-arounds used shall be <br /> subject to the approval of the Fire M~rshal and the <br /> City Engineer. <br /> <br />23. That the developer(s) make an in-lieu payment to the City <br /> of Pleasanton to the extent of its obligation for sidewalk <br /> along the Martin Avenue frontages. <br /> <br />24. That the developer acknowledge~. that the'City of Pleasanton <br /> does not guarantee the availability of sufficient sewer <br /> capacity to serve this development by the approval of <br /> this case, and that the developer agrees and acknowledges <br /> that building permit approval may be withheld if sewer <br /> capacity is found by the City not to be available. <br /> <br />25. That 2,500 sq. ft. shall be the minimum size for houses <br /> on the proposed lots. <br /> <br /> <br />
