EXHIBIT "A" <br /> <br /> CASES PUD-83-10 and PUD-83-12 <br /> <br />1o That the development shall be substantially as shown on <br /> the development plan for cases PUD-83-10 and PUD-83-12 <br /> dated 1/13/84 on file with the Planning Division, exceDt <br /> that one 19,500 sq. ft. lot shown in the plan on the <br /> Cartlidge property be eliminated and that curb and gutter <br /> requirements be removed. <br /> <br />2. That homes for all corner lots on Martin Avenue and' Mohr <br /> Avenue shall be designed so that they face those streets.. <br /> <br />3. That the developer be aware that growth management <br /> approval must be granted prior to subdivision of the <br /> subject property. . <br /> <br />4. That no on-site or off-site grading shall take place on <br /> the subject property without prior City approval. <br /> <br />5. That the applicant be cognizant of the fact that City <br /> approval is required prior to removal of any heritage <br /> size trees on the subject property. <br /> <br /> 6. That no improvement'activities including, but not limited <br /> 'to, grading, construction, tree removal, or site preparation <br /> shall be initiated until all proper City permits have <br /> been obtained. <br /> <br />7. That the development shall meet all requirements of the City <br /> Fire Departmen-k, including fire hydrant location and <br /> water flow to the subject property. <br /> <br />8. That tile street number of all structures shall be posted <br /> so as to be easily seen from the street at all times, day <br /> and night. <br /> <br />9. That the developer install street trees as required per <br /> ordinance. <br /> <br />10. That the site be kept free of fire hazards from the start <br /> of construction to final inspection and that the Fire <br /> Department emergency number be provided adjacent to all <br /> telephones on the site. <br /> <br />11. That all dwelling units in the development be constructed <br /> to meet the latest P.G.&E. Energy Conservation Home <br /> Standards. <br /> <br /> <br />
