12. That the final landscape plan be submitted for review and <br /> approval by the Planning Director prior to approval of the <br /> tentative map. <br /> <br />13. That an asphalt all-weather access road be installed from the <br /> end of the proposed cul-de-sac to the emergency driveway <br /> access prior to occupancy of the first unit. The design and <br /> configuration of this access road shall be submitted for <br /> review and approval by the Planning Director and City <br /> Engineer prior to approval of the tentative map. <br /> <br />14. That no approval regarding utility systems shall be given or <br /> inferred until proper plans are submitted to and reviewed by <br /> Engineering Services. <br /> <br />15. That the interior private drives shall be designed to provide <br /> minimum inside curb radii acceptable to the Fire Marshal and <br /> the City Engineer. <br /> <br />16. That the developer shall make any revisions or additions to <br /> the existing traffic signal at Stoneridge Mall Road at the <br /> stub street north of Fire Station No. 2 which may be deemed <br /> necessary by the City Engineer. This shall include, but is <br /> not limited to, striping, signing, emergency warning signals, <br /> additional detector loops, etc. <br /> <br /> 17. That in the event that the existing stub street north of Fire <br /> Station No. 2 does not extend northeasterly as a public <br /> street, the developer shall effect a transition between the <br /> public and private portions of the street which is <br /> satisfactory to the City Engineer. <br /> <br /> 18. That a street name for the public (stub) street north of Fire <br /> Station 2 shall be selected and approved by the Planning <br /> Department. <br /> <br /> 19. An 8' wide, P.C.C. sidewalk/bike route shall be installed by <br /> the developer along the north side of the public (stub) <br /> street north of Fire Station 2 from Stoneridge Mall Road to <br /> this development. This sidewalk shall be separated from the <br /> face of curb by a minimum of 5' and be within a landscaped <br /> area to be installed and maintained by the developer. <br /> <br /> 20. That the intersection of Stoneridge Mall Road at Stoneridge <br /> Mall Road shall be redesigned and reconstructed to the <br /> satisfaction of the City Engineer to provide for the <br /> following: <br /> <br /> a. A new public street as the east leg of the intersection <br /> to serve as the primary entrance to this development and <br /> to future adjacent commercial sites. This new street <br /> shall be a four lane divided street and shall have a <br /> minimum curb to curb width of 72', unless otherwise <br /> approved by the City Engineer. <br /> <br /> <br />
