EXHIBIT "A" <br /> ORDINANCE NO. 1293 <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-81-22-1M <br /> <br />1. That the development shall be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department except <br /> as modified in any of the following conditions. <br /> <br />2. That the applicant be required to assign and label all <br /> covered parking spaces. <br /> <br /> 3. That red curbs and "No Parking" signs as required by state <br /> law to enable enforcement, be installed along all curbs along <br /> interior access roads in order to maintain clear fire lanes <br /> at all times. <br /> <br /> 4. That the play equipment proposed within the tot lot areas be <br /> designed for use by children 2 to 10 years of age, subject to <br /> the satisfaction of the Planning Director. <br /> <br /> 5. That construction methods be utilized in order to ensure an <br /> interior noise level for all units at or below 45 dbA Ldn, <br /> based on projected noise levels as shown in the acoustic <br /> study prepared for this project. <br /> <br /> 6. That the applicant work with staff in revising the color <br /> schedule to the satisfaction of the Planning Director, prior <br /> to approval of the tentative map. <br /> <br /> 7. That the final design of the "Tomax" type wall utilized along <br /> the 1-680 frontage as well as the remainder of the site shall <br /> be designed per the 1-680 specific plan and be submitted for <br /> review by the Planning Director prior to the approval of the <br /> tentative map. <br /> <br /> 8. That all recommendations of the sound study be installed to <br /> the satisfaction of the Planning Director. <br /> <br /> 9. That concrete walkways be provided to the proposed pedestrian <br /> breaks in the perimeter screen wall along the Stoneridge <br /> Drive and Stoneridge Mall Road frontages. <br /> <br /> 10. That the roof of any flat roof carport structure be extended <br /> to create at 2' wide eave overhand and be revised to utilize <br /> a roofing material that is more compatible to the roof <br /> material of the residential project. <br /> <br /> 11. That the roof of the flat roof carport structures be located <br /> a minimum of 12" below the top of any of the perimeter screen <br /> walls. <br /> <br /> <br />
