The project developer shall submit a final lighting plan for this development with <br />the building permit plan set including an illumination plan verifying light levels and <br />the revised fixture designs. The lighting plan shall be submitted to the Planning <br />Director for review and approval before issuance of a building permit. <br />12. The project developer shall modify the building designs in the following manner: <br />a. Only smooth -side hardiplank horizontal siding shall be used. <br />b. A building wall color darker than the proposed Navajo white color shall be <br />used. <br />c. An alternative building fixture, consistent with the building design, shall be <br />used instead of the proposed "Gardo" wall fixture. <br />These changes shall be shown on the building permit plan set, subject to the <br />review and approval by the Planning Director, before issuance of a building <br />permit. <br />13. The development covered by this approval shall implement the City's Green <br />Building Ordinance as follows: <br />a. The project developer shall implement the measures identified in the U.S. <br />Green Building Council's (USGBC), "Leadership in Energy and <br />Environmental Design (LEED)" 2.0 rating system in the design, <br />construction, and operation of the proposed Home Depot building supply <br />store and garden center to achieve a "Certified" level. <br />b. The project developer shall use their best efforts to implement the <br />measures identified in the U.S. Green Building Council's (USGBC), <br />"Leadership in Energy and Environmental Design (LEED)" 2.0 rating <br />system in the design, construction, and operation of the Longs pharmacy <br />building and the Stores "A "B and "C" buildings and the "Pad" building, <br />including all future tenant improvements. <br />These measures shall be shown on the building permit plan set submitted for <br />review and approval before issuance of a building permit. In conjunction with the <br />building permit application, the project developer shall determine the building's <br />"LEED Green Building Rating using the USGBC evaluating methodology, and <br />shall report the rating to the Planning Director. Prior to building permit issuance, <br />the green building provisions that are proposed to be included in the <br />development and the LEED scorecard shall be submitted to the Planning Director <br />for review and comment. City staff shall arrange a meeting with the project <br />developer to discuss the proposed measures and to determine if other feasible, <br />mutually agreeable green building measures can be incorporated into the project. <br />6 <br />
