14. No signage is approved with this application. A comprehensive sign program <br />shall be submitted to the Planning Director for review and approval under a <br />separate sign design review application prior to submittal of the first building <br />permit application. <br />15. Longs Drugs operating hours are 6:00 a.m. to 10:00 p.m., except for the drive <br />through, which may operate 24 hours per day. Longs delivery trucks using the <br />rear service area shall use the 105 -foot diameter truck turn around provided at <br />southeast area of the site and shall exit the site at Stanley Boulevard. Truck <br />delivery and loading /off loading hours are from 6:00 a.m. to 10:00 p.m. <br />16. There shall be no orange colored doors of any type on any portion of any <br />permanent or temporary building or structure in this development. <br />General Conditions: <br />17. The project developer shall obtain a building permit from the building department <br />and any other applicable City permits for the project prior to the commencement <br />of any construction. <br />18. The project developer shall pay any and all fees to which the property may be <br />subject prior to issuance of building permits. The type and amount of the fees <br />shall be those in effect at the time the building permit is issued. <br />19. This design review approval will lapse within one year from the date of approval <br />unless a building permit is issued and construction has commenced and is <br />diligently pursued toward completion or the City has approved an extension. <br />20. Prior to issuance of a building permit, the project developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as <br />adopted by the Pleasanton Unified School District. <br />21. Prior to issuance of a building permit, the project developer shall pay the <br />applicable Zone 7 drainage fees and the City connection fees and water meter <br />cost for any water meters, including irrigation meters. Additionally, the project <br />developer shall pay any applicable Dublin San Ramon Services District (DSRSD) <br />sewer permit fee. <br />22. The project developer acknowledges that the City of Pleasanton does not <br />guarantee the availability of sufficient sewer capacity to serve this development <br />by the approval of this case, and that the project developer agrees and <br />acknowledges that building permit approval may be withheld if sewer capacity is <br />found by the City not to be available. <br />23. This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />7 <br />
