foot wide sanitary sewer easement for the installation of the sanitary <br />sewer line that ties to the bulb of Nevada Court. The applicant may utilize <br />this sewer line for the benefit of this development. If the applicant installs a <br />portion or all of this sewer main, the applicant may ask the City for a <br />reimbursement agreement such that any other property owner that <br />benefits from the installation of this sewer line would be responsible for a <br />pro -rata share of the cost of the installation of this sewer line. <br />s. Widen Stanley Boulevard to create a fourth, 18 -foot wide east bound <br />acceleration /deceleration /bike lane between Bernal Avenue and the most <br />westerly driveway. Reconstruct the curb return, including the pork chop <br />island at the southeast corner of Stanley Boulevard and Bernal Avenue. <br />This work shall including the any incidental works such as relocating the <br />traffic signal pedestrian push button and striping. <br />t. Widen Stanley Boulevard to create a third 12 -foot wide, east -bound <br />acceleration /deceleration lane and a 6 -foot wide bike lane between the <br />most westerly driveway and the most easterly driveway. <br />u. Re- stripe the right turn lane on eastbound Stanley Boulevard at it <br />intersection with Bernal Avenue to allow vehicles to turn right or continue <br />through the intersection. <br />v. In addition to the Standard Urban Stormwater Runoff Requirements for <br />compliance with Alameda County NPDES Permit CA50029831, the <br />project developer shall also comply with the Permit's Hydro Modification <br />requirements if the project receives approval (by the City Council) after the <br />approval by the Regional Water Quality Control Board of the Hydro <br />Modification for Alameda County. <br />These changes shall be shown on the improvements plans and /or the building <br />permit plan set to satisfaction of the Planning Director and the City Engineer. <br />Unless otherwise specified, all work shall be done with the first construction <br />phase and shall be completed before project occupancy. <br />6. No vehicular access is permitted to Nevada Court by this approval. <br />7. The Longs Drugs drive through may operate 24 hours per day, and is limited to <br />the sale of prescription pharmaceuticals only. All other transactions shall take <br />place inside the store. <br />8. The project developer shall provide bicycle racks for each building to facilitate <br />bicycle parking for this development in accordance with the PMC. The design <br />and location of bicycle racks shall be shown on the site plans and landscape <br />plans to the satisfaction of the Planning Director submitted with the building plans <br />before issuance of a building permit. <br />4 <br />
