h. Underground the existing overhead utilities along the Stanley Boulevard <br />project frontage except the 60 KV lines, which will be allowed to remain <br />overhead. <br />Increase the radius of the curb returns at the driveways along all public <br />streets to 20 feet measured along the back of curb. The driveways shall <br />be a street type opening with a valley gutter similar to City Standard Detail <br />121. <br />Increase the width of the most southerly driveway on Bernal Avenue to 28 <br />feet unless otherwise approved by the Planning Director. <br />k. Increase the width of the entrance side of the driveway on Bernal Avenue <br />opposite Utah Street to 28 feet unless otherwise approved by the Planning <br />Director. <br />Eliminate the 4 -foot wide bio swales within the parking area and replace <br />the bio swales and the parking stalls adjacent to the bio swales with <br />pervious asphalt paving. The pervious asphalt shall be supported <br />(underlain) by a media that will allow the filtering of pollutants from the <br />parking lot while still providing adequate structural strength to support the <br />weight of the parked vehicles. There shall be a subdrain system installed <br />beneath the filtering media to collect any excess storm water. Design of <br />this pervious asphalt system shall be approved by the City Engineer. <br />m. Move the location of the "bubble -ups" for the roof drainage further away <br />from the catch basins in the swales to allow for more contact time in the <br />swales. <br />n. Modify the 8 -foot wide bio swales within the parking area to provide for <br />bio swales treatment. There shall be a subdrain system installed beneath <br />the filtering media to collect any excess storm water in the bio -swale area. <br />o. Eliminate the storm drain screen /filtration structures. <br />p. <br />q. <br />Drain the garden center to an on -site bio -swale area. The exact details of <br />the location and size of the bio -swale area shall be submitted to the City <br />Engineer and Planning Director for approval. <br />The property owner or property owner's association shall enter into an <br />agreement with the City for the long -term maintenance of the storm water <br />facilities; the City Attorney shall approve the exact language of this <br />agreement and the agreement shall be recorded. <br />r. The utilities along the east property line shall be relocated further to the <br />west to allow for the installation of a sanitary sewer line along the drive isle <br />at the rear of the property. The applicant shall dedicate to the City a 15- <br />3 <br />
