b. Install a bus turnout with a shelter and garbage can along the east side <br />Bernal Avenue just northerly of the Utah Street driveway, and along <br />Stanley Boulevard westerly of the easternmost driveway. The project <br />developer shall submit the bus shelter design, including bench style and <br />trash enclosure to LAVTA, the City Engineer, and the Planning Director <br />prior to issuance of project building permits. An encroachment permit <br />shall be obtained prior to installation. Lighting shall be provided if <br />determined to be necessary by the City Engineer. The shelters shall be <br />maintained by LAVTA and the weekly trash pick up shall be administered <br />by the property owner or by the property owner's association if the project <br />covered by this approval is subdivided. <br />c. With the first construction phase, install a traffic signal at the Utah <br />Street/Bernal Avenue intersection including the installation of traffic signal <br />interconnect. The traffic signal interconnect shall tie to the existing traffic <br />signal controller on Stanley Boulevard and run along the project Bernal <br />Avenue frontage to Nevada Court. This signal shall be operational before <br />project occupancy. <br />d. The width and length of the left turn deceleration lane on Stanley <br />Boulevard into the most easterly driveway shall be submitted to review <br />and approval of the City Engineer. If necessary, the applicant shall apply <br />for an encroachment permit from Alameda County for any part of the <br />deceleration lane within the County jurisdiction. <br />e. Modify the median break on Stanley Boulevard opposite the most easterly <br />driveway to prevent drivers exiting this driveway from turning left. <br />f. Relocate the most westerly driveway on Stanley Boulevard westerly to <br />clear the existing catch basin or relocate the catch basin to clear the <br />driveway. <br />All storm drain lines within the public right -of -way shall be Reinforced <br />Concrete Pipe (RCP). <br />g. <br />design shall be reviewed and approved by the Planning Director prior to <br />submittal for building permits. <br />To provide for the separated sidewalk and an adequate landscape area <br />for the bio -swale between the sidewalk and the parking spaces facing the <br />portion of Bernal Avenue between Nevada Court and the entrance facing <br />Utah Street, the project developer may be required by the Planning <br />Director to delete one parking space from each of the first 15 parking rows <br />northward from Nevada Court, unless otherwise permitted by the Planning <br />Director. This decision will be made by the Planning Director prior to <br />issuance of a building permit. <br />2 <br />
