EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR -529, Pleasanton Gateway /Home Depot <br />Stanley Boulevard <br />December 13, 2006 <br />Project Specific Conditions: <br />1. The subdivision, public improvements and landscaping, and buildings covered by <br />this approval shall be constructed /installed substantially as shown on the <br />development plans, Exhibit "A dated Received December 5, 2006, 2006" on <br />file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. With the first construction phase, the project developer shall construct the urban <br />stormwater runoff mitigation measures for the entire development including the <br />perimeter bio -swale areas, driveway accesses, separated public sidewalks with <br />street trees and irrigation, public infrastructure including intersection <br />improvements, etc. <br />3. Any proposed phasing on the remaining portions of this development, including <br />construction staging, shall be stated on the building permit plan set and shall <br />include a narrative explaining the proposed phasing. Unless the Planning <br />Director approves a phasing plan, the project developer shall complete all on -site <br />improvements at one time, including all improvements around future building <br />pads. All remaining pad areas shall be planted with turf material and shall be <br />watered and kept in a neat and weed -free manner at all times. <br />4. All tenant improvement plans shall comply with these approvals and shall comply <br />with all codes and ordinances in effect before the Building Department will issue <br />permits. <br />5. The project developer shall be responsible for the following and shall make the <br />necessary changes to the plans covered by this approval: <br />a. Install a 10 -foot wide sidewalk /bike path along the Stanley Boulevard <br />project frontage and an 8 -foot wide sidewalk /bike path along the Bernal <br />Avenue project frontage, with a 5 -foot wide planter strip separating the <br />sidewalk /bike path from the street. This planter shall be landscaped and <br />maintained by the property owner or by the property owner's association if <br />the project covered by this approval is subdivided.
