6.) <br /> <br />In conjunction with the house plan desi~ review submittal, a wild land fire hazard <br />management plan shall be submitted for review and approval. This plan shall contain the <br />measures necessary to protect the home fi.om wild land fire hazards. These measures <br />may include but are not limited to fire retardant building materials, open space vegetation <br />management, shallow roof eaves, fire retardant landscaping, fire sprinklers, a fire <br />hydrant, water supply pump, and auxiliary, water storage. In addition, the house shall be <br />designed to minimize fire hazard exposure to the satisfaction of the Fire Department. <br /> <br />7.) <br /> <br />The developer shall avoid impacting trees to the greatest extent possible and shall to <br />create house and grading plans that are sensitive to the preservation of trees to the <br />satisfaction of the Planning Director. In the event that a tree(s) is required to removed as <br />part of the developmem of the house plans, a tree mitigation plan shall be prepared as <br />part of the design review submittal and shall be submined to the Planning Director for <br />review and approval. In general, a removed tree(s) shall be replaced with a tree of similar <br />size or number of trees with a total diameter equal to that of the tree(s) removed. <br /> <br />8.) <br /> <br />The project developer is encouraged to utilize green building practices in constructing the <br />new home on this site. The project developer shall use his best efforts to implement the <br />measures idemified in the Alameda Coanty Waste Management Authority's New Home <br />Construction Green Building Guidelines in the design, construction, and operation of the <br />proposed home. Before issuance ora building permit, the project developer shall submit <br />to City staff the green building measures that would be incorporated into the proposed <br />project's construction. The project developer shall then meet with City. staffto review <br />these provisions. If, following this review, it appears that there are other feasible and <br />mutually agreeable green building measures that can be incorporated into the project, the <br />project developer shall modify the project accordingly. Before issuance of a building <br />permit, the green building measures shall be explicitly called out on a separate sheet of <br />the building permit plan set and shall be subject to review by the Planning Director. <br /> <br />9.) <br /> <br />A minimum of one garage hook-up for a future Electric Vehicle (EV-1) recharging <br />station shall be provided in the new home. The location of this hook-up shall be shown <br />on the building permit plan set. Prior to issuance of an occupancy permit, the outlet <br />housing the EV-1 hook-up shall be clearly labeled. <br /> <br />10.) A built-in kitchen-recycling center with a minimum of two bins shall be provided in the <br /> kitchen of the new home. The recycling center shall be shown on the building permit <br /> plan set. <br /> <br />11.) All new appliances installed in the home shall have qualify for an ENERGY STAR rating <br /> to the extent that such ratings exist for said appliance. <br /> <br />SR:02:239 <br />Page 13 of 15 <br /> <br /> <br />
