Exhibit "B" <br /> City Council Conditions of Approval <br /> PAP-37 (PSP-3/PUD-82-10-10M) <br /> 24, 27, and 28 Grey Eagle Court and <br />Portions of the City's Bonde II Water Tank Property <br />October 15, 2002 <br /> <br />1.) <br /> <br />2.) <br /> <br />3.) <br /> <br />4.) <br /> <br />5.) <br /> <br />The proposed development shall conform substamially to the plans, narrative, photo <br />simulations, and tree and geotechnical reports Exhibit "A". dated "July 29, 2002" on file <br />with the Planning Department, except as modified by these conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance with the approved exhibits. <br /> <br />All conditions of PUD-82-10 are hereby incorporated by reference. <br /> <br />Development shall be subject to the recommendations of the preliminary geotechnical <br />repo~ dated August 13, 2002 for the subject site. In conjunction xvith the submittal of the <br />design review application, a design level geotechnical investigation shall be performed to <br />provide grading, structural, and foundation design recommendations and shall be subject <br />to the review and approval of the City Engineer. The preliminary 15-foot setback from <br />the mapped scarp shall be included in this review to determine if the setback should be <br />increased. If deemed necessary by the Chief Building and Safety Official, a third party <br />peer review of the soil report shall be completed. All third party peer reviews shall be <br />paid for by the developer at the time specified by the Chief. The City will select all third <br />party peer reviewers <br /> <br />In conjunction with the house plan design review submittal, a final grading and access <br />plan shall be submitted for review and approval. In general, grading shall be held to the <br />minimum amount necessary in order to provide appropriate access, an emergency vehicle <br />mmaround, building pad area, and yard areas. Any cut or fill slope shall be designed with <br />contour grading to create naturally appearing landforms. The final amount of grading <br />shall be determined during the review and approval of this grading plan. Retaining walls <br />shall be avoided to the greatest degree possible. <br /> <br />This development plan shall be of no further validity within three years of the PUD <br />approval, and the applicant shall be required to submit the same or new development plan <br />for City approval prior to development of the site in the event that the sale of the City of <br />Pleasanton property does not occur and the lot line adjustments do not take place within <br />this three year timeframe. <br /> <br />SR:02:239 <br />Page 12 of 15 <br /> <br /> <br />
