12.) A gas rough-in shall be provided for the clothes dryer, range, cooktop an~'or oven. The <br /> location of the gas line shall be shown on the building permit plan set. <br /> <br />13.) As part of the design submittal for the future home. the following shall be included: <br /> a. The exterior colors shall be an earth tone with a 40 percent or greater grey scale <br /> rating; <br /> b. That the maximum house size be 7.000 sq.ft., excluding up to 600 sq.ft, of garage <br /> area; and <br /> c. The maximum ridgeline of the home shall be at 725 feet in elevation. <br /> d. The design of the home and its grading shall be minimized to the greatest extent <br /> possible. To that end, grading shall be contoured to blend into the existing <br /> topography and a stepped level design is required to the satisfaction of the <br /> Planning Director. <br /> e. A final tree report shall be prepared which seeks to minimize impacts to existing <br /> trees to the greatest degree possible. <br /> f. All landscaping and irrigation shall be designed to avoid impacting existing trees <br /> to be preserved. <br /> <br />14.) <br /> <br />The area between the curb and the front yard setback along Grey Eagle Court for the <br />reconfigured lot at 28 Grey Eagle Court shall be landscaped and maintained at all times <br />in a manner that complements the existing landscaping along the Grey Eagle Court <br />streetscape to the satisfaction of the Planning Director. <br /> <br />15.) <br /> <br />The project developer shall submit a waste management plan to the Building <br />Department prior to issuance of building or demolition permits. The plan shall include <br />the estimated composition and quantities of waste to be generated and how the project <br />developer intends to recycle at least 50% (fifty percent) of the total job site construction <br />and demolition waste measured by weight or volume. Proof of compliance shall be ' <br />provided to the Chief Building Official prior to the issuance of a final building permit. <br />During demolition and construction, the project developer shall mark all trash disposal <br />bins "trash materials only" and all recycling bins "recycling materials only". The <br />project developer shall contact Pleasanton Garbage Service for the disposal of all waste <br />from the site. <br /> <br />16.) <br /> <br />The applicant shall submit a construction Best Management Practice (BMP) program <br />for review and approval by the Planning Director prior to issuance of any building <br />and/or grading permits. These BMP's shall be implemented by the general contractor <br />and all subcontractors and suppliers of materials and equipment. Construction site <br />cleanup and control of construction debris shall also be addressed in this program. <br />Failure to comply with the approved construction BMP may result in the issuance of <br />correction notices, citations, or a project stop work order. <br /> <br />SR:02:239 <br />Page 14 of 15 <br /> <br /> <br />
