g.1 Finding. The mitigation measures incorporated into <br /> the Project to mitigate the demands for increased <br /> maintenance will substantially lessen the effect. <br /> <br /> g.2 Fact. Condition 10 requires an owner's association <br /> or maintenance district to extend street sweeping <br /> services to the Project. <br /> <br /> g.3 Fact. Condition 11 requires street lighting, <br /> landscaping and trees to be maintained by the <br /> owners' association or maintenance district. <br /> <br /> g.4 Fact. Condition 10 requires that the owners' <br /> association pay to maintain on-site streets for ten <br /> years after Project development. <br /> <br /> g.5 Finding. The No Project Alternative, which would <br /> avoid this impact, is infeasible. <br /> <br /> g.6 Fact. See Section XII (infeasibility of the No <br /> Project Alternative). <br /> <br />VII. Geology <br /> <br /> A. Significant Effect. Geological hazards from ground <br /> shaking and expansive soils. <br /> <br /> a.1 Finding. The mitigation measure incorporated into <br /> the Project to mitigate geological hazards will <br /> substantially lessen the effect. <br /> <br /> a.2 Fact. Condition 27 requires that all buildings <br /> comply with current City seismic requirements. <br /> <br /> a.3 Fact. Condition 27 requires that foundation <br /> support and retaining walls be designed to resist <br /> the effect of ground shaking. A pile foundation <br /> system will be used for mid-rise buildings unless a <br /> compensating design is found to be feasible. <br /> Minimum setback of one hundred feet from the top of <br /> stream channel edge is required. <br /> <br /> a.4 Fact. Selected grading measures, soil treatment <br /> measures or special construction techniques will be <br /> included as a part of the soils report for each <br /> individual site and for public improvements. <br /> <br /> a.5 Fact. A standard tentative map condition will <br /> require the Developer to have a soils engineer <br /> available during the construction of buildings on <br /> the site. <br /> <br /> a.6 Finding. The No Project Alternative, which would <br /> avoid the impact, is infeasible and unnecessary <br /> because the mitigation measures which have been <br /> <br /> - 12 - <br /> <br /> <br />
