15. That developer shall install a public storm drain system <br /> generally as shown on PUD-88-21. The existing earth channel <br /> across lot 9; however, shall remain in its present <br /> configuration. A low flow outlet from the storm drain <br /> manhole near the easterly corner of lot 9 shall lead to an <br /> end wall in the existing channel. A low flow inlet from a <br /> new headwall located in the existing channel shall lead to a <br /> junction structure at the end of the existing 48" RCP at the <br /> west property line. <br /> <br />16. The developer shall install a public sanitary sewer main <br /> generally as shown on PUD-85-21. This main shall be located <br /> at the center line of the proposed 28 ft. street unless <br /> otherwise approved by the City Engineer. The existing <br /> sanitary sewer main shall be plugged and abandoned in place <br /> except at each where it shall be removed to facilitate <br /> construction. <br /> <br />17. The recommendations and construction and maintenance <br /> guidelines contained in the "Tree Report, Heritage Oaks <br /> Estates" prepared by Hort Science, Inc. and dated January 11, <br /> 1986, shall be additional special conditions of approval of <br /> this project and shall be incorporated by reference. No <br /> trees shall be removed except in conformance with the <br /> provisions of the Heritage Tree Ordinance. <br /> <br />18. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference except conditions 12, 13, 14, 22, 25, 26, 29, 31, <br /> 33, 46, 54, and 55. <br /> <br />19. That a deep moisture probe be installed within the drip line <br /> area south of the 69 inch diameter oak tree and that a <br /> shallow moisture probe be installed within the drip line area <br /> north (shade) of the tree with a connection to an automatic <br /> irrigation system; such system shall be checked biannually <br /> and shall be maintained in good order for the life of the <br /> tree; and that there shall be no irrigation within five feet <br /> of the trunk of the tree. <br /> <br />20. That, if within five years after commencement of construction <br /> on site, the 69 inch diameter oak tree dies, the owner of Lot <br /> 9 shall replace said tree with a similar species of 48 inch <br /> box size or larger in a location to be approved by the <br /> Planning Director. <br /> <br /> - 3 - <br /> <br /> <br />
