6. That recommendations for tree preservation contained under <br /> design, construction, and maintenance guidelines as noted in <br /> the tree report, pertaining to trees to be preserved in this <br /> development plan, prepared by Hort Science, Inc., dated <br /> January 11, 1986 shall be incorporated into the development <br /> except as modified by this development plan. <br /> <br />7. That the storm drainage plan provide a low flow diversion <br /> into the existing channel westerly of the main access street, <br /> with recapture at the westerly property line, said system to <br /> be designed to provide a natural supply of natural storm <br /> drainage water to the 69 inch diameter oak tree in accordance <br /> with the recommendation for the tree's preservation found in <br /> the tree report dated January 11, 1986, but that said <br /> diversion be designed to not divert the lowest flows (in <br /> order to avoid diverting summer watering and street oil, gas, <br /> and other pollutants to the natural channel). <br /> <br />8. That a final landscape plan be submitted to the Planning <br /> Department for approval prior to issuance of a building <br /> permit. <br /> <br />9. That prior to the filing of a final map on the subject <br /> property, CC&Rs for the project shall be approved by the City <br /> Attorney. These CC&Rs shall provide for a homeowners' <br /> association with sufficient power to manage all commonly <br /> owned areas. The City shall be named as beneficiary of said <br /> CC&Rs and granted the power to enforce its provisions if the <br /> homeowners' association fails to do so. <br /> <br />10. That a parking lane shall be established on the westerly side <br /> of the main access road and the easterly line of said road <br /> shall be striped for "No Parking" or as a fire lane, subject <br /> to the review of the Fire Department. <br /> <br />11. That adequate emergency vehicle access capability shall be <br /> maintained to the property at all times and that the <br /> electronic gate system shall be subject to Fire and Police <br /> Department review. <br /> <br />12. That detailed grading and drainage plans and all supporting <br /> information and design criteria be submitted as part of the <br /> improvement plans for the development. <br /> <br /> 13. That a separate water meter be provided to each lot of record <br /> within the development unless otherwise approved by the City <br /> Engineer. <br /> <br /> 14. That a separate sanitary sewer lateral be provided to each <br /> lot of record within the development unless otherwise <br /> approved by the City Engineer. <br /> <br /> - 2 - <br /> <br /> <br />
