21. <br /> <br />22. <br /> <br />23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />29. <br /> <br />30. <br /> <br />The storm drainage from each lot shall be directed to the street or an approved storm drain <br />system in accordance with Sections 1806.55 and 3315.4 of the 1997 Uniform Building Code <br />unless otherwise approved by the Building Official and City Engineer. <br /> <br />The existing septic tank and leach field to the existing house(s) shall be abandoned by the project <br />developer/subdivider, per Alameda County Health Department regulations, before issuance of a <br />grading permit for this subdivision. <br /> <br />All utility boxes and transformers for this project shall be installed underground. All capacitor <br />banks or switches for the project may be installed above ground if properly screened to the <br />satisfaction of the Planning Director. All underground utilities shall be in conduit. <br /> <br />The curb and gutter of all streets within the development shall have subdrains installed at either <br />the back of curb or lip of gutter at the discretion of the City Engineer. This detail shall be shown <br />on the improvement plans. Said drains shall be connected to the storm drain system or drained <br />by other means acceptable to the City Engineer <br /> <br />The water and gravity sanitary sewer mains (except as noted) shall be public and maintained by <br />the City. There shall be a two-way cleanout on the sanitary sewer lateral located at the back of <br />the PSE. <br /> <br />The project developer/subdivider shall give notice to any prospective owners of the maintenance <br />of the concrete v-ditch storm drain system, the private storm drain system in the private <br />driveways (roads) and existing drainage swales, and detention pond. The City Attorney shall <br />approve the exact language of this notice before the first lot sale. <br /> <br />The developer shall give notice to any prospective owners of the proposed City Golf Course. <br />The City Attorney shall approve the exact language of the notice before the first lot sale. <br /> <br />The perimeter of all building foundations shall be designed with subdrains. The design of said <br />sub-drains shall be shown on the preliminary grading plan provided for each of these lots at the <br />time of the lot-specific, design review application. Said drains shall be connected to the street <br />gutter or other means acceptable to the City Engineer. <br /> <br />There shall be no direct roof leaders connected to the street gutter or storm drain system. <br /> <br />All existing drainage swales that are filled shall have subdrains installed unless otherwise <br />recommended by the project developer/subdivider's Soils Engineer and approved by the City <br />Engineer. All subdrains shall have a cleanout installed at the beginning of the pipe. The bottom <br />of the pipe shall terminate in a storm drain or other storm drain outfall; subject the approval of <br />the City Engineer. The applicant's engineer shall submit a final subdrain location map to the <br />City Engineer prior to acceptance of the Public Improvements. It shall be the responsibility of <br />the homeowner to relocate the subdrain, if during the excavation of a pool or other subsurface <br />structure a subdrain is encountered. All owners within the subdivision shall receive notice of the <br />presence of these subdrains.
