31. <br /> <br />32. <br /> <br />33. <br /> <br />34. <br /> <br />35. <br /> <br />36. <br /> <br />The project developer/subdivider shall acquire written permission from adjoining property <br />owner(s) for any work to be done on their properties. Proof of such permission shall be provided <br />to the City Engineer prior to the issuance of a grading permit. <br /> <br />The project developer shall dedicate to the City for street right-of-way purposes those parcels of <br />land intended to be public streets. <br /> <br />The project developer shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other easements, <br />which may be designated by the City Engineer. <br /> <br />The project developer shall install street trees per lot as shown on the Sheet 3 - Conceptual <br />Landscape Planting Plan of Exhibit A. The trees shall be shown on the improvement plans <br />submitted in conjunction with the final subdivision map to the satisfaction of the Planning <br />Director and the City Engineer before City Council approval. The trees shall be installed after <br />completion of the public street improvcnnents and shall be irrigated, maintained, and replaced, if <br />necessary, by the project developer/subdivider and subsequently by the development's <br />Homeowner's Association. <br /> <br />The project developer/subdivider is encouraged to utilize "Green Building" practices in <br />constructing the new homes on this site. The project developer shall use their best efforts to <br />implement the measures identified in the Alameda County Waste Management Authority's New <br />Home Construction Green Building Guidelines in the design, construction, and operation of the <br />proposed homes. Before issuance of building permits, the project developer shall submit to City <br />staff the green building provisions that would be incorporated into the proposed project's <br />construction. The project developer shall then meet with City staff to review these provisions. <br />If, following this review, it appears that there are other feasible and mutually agreeable green <br />building measures that can be incorporated into the project, the project developer shall modify <br />the project accordingly. Before issuance of a building permit, the green building measures shall <br />be explicitly called out on a separate sheet of the building permit plan set and shall be subject to <br />review by the Planning Director. <br /> <br />The project developer shall implement the following measures with the construction of the <br />structures covered by this approval so that the owners can install roof-mounted photo-voltaic <br />systems in the future: <br /> <br />Electrical conduit and cable shall be installed from the roof/attic areas to the buildings' <br />main electrical panels. <br /> <br />Roof trusses shall be engineered to handle an additional load of five pounds per square foot <br />beyond that of the anticipated for roofing. <br /> <br />An area shall be provided near the electrical panel for the "inverter" required to convert the <br />direct current output from the photovoltaic panels to alternating current. <br /> <br />d.
