16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />Happy Valley Road/Alisal Street: <br />The project developer/subdivider shall dedicate to the City of Pleasanton the street right- <br />of-way across the entire project frontage. The existing roadway across the project <br />frontage shall be reconstructed as the last phase of the subdivision's construction. Befbre <br />its reconstruction, the City Engineer shall review the streets' cross-sections. If the <br />existing street sections are not adequate for the anticipated traffic demand volume, the <br />streets shall be reconstructed as determined by the City Engineer. If the street section is <br />adequate, the street shall be overlaid with a minimum of 1½ inches of asphalt with fabric. <br />Street lighting shall be added near the intersection, the type of electroliers spacing and <br />lighting intensity shall be approved by the City Engineer and Planning Director. The <br />existing CMP pipe crossing Happy Valley Road shall be replaced with RCP, unless <br />otherwise approved by the City Engineer. <br /> <br />Cul-De-Sac: <br />The diameter of the proposed cul-de-sac by Lot 6 shall be 50 feet to allow for a passenger <br />car turn around. The cul-de-sac shall be posted "No Parking" per the Vehicle Code. The <br />hammerhead that overlays the cul-de-sac bulb shall remain as designed for fire truck use. <br />The project developer/subdivider shall show this change on the improvement plans for <br />this development to the satisfaction of the Planning Director and the City Engineer before <br />City Council approval of the final subdivision map. <br /> <br />The grading profile for Lots 10 and 11 shall be designed so that these lots slope downward <br />towards the detention pond. The project developer/subdivider shall show this change on the <br />improvement plans for this development to the satisfaction of the Planning Director and the City <br />Engineer before City Council approval of the final subdivision map. <br /> <br />The project developer/subdivider shall incorporate the recommendations by Lowney and <br />Associates as presented in their report entitled 'Preliminary Geotechnical and Geologic <br />Investigation, Lots 109 and 110 - Happy Valley Road, Pleasanton, California' dated September <br />23, 1998, as well as supplemental responses to review comments dated March 8, 2002 and April <br />16, 2002 into the design of infrastructure and private improvements. Final designs incorporating <br />these geotechnical recommendations shall be reviewed and approved by the City Engineer with <br />the improvement plans prior to City Council approval of the Final Subdivision Map. <br /> <br />The typical lot side slope shall be a 3:1 maximum, unless otherwise approved by the Planning <br />Director and by the City Engineer. <br /> <br />The project developer/subdivider shall install an overland release for the detention pond (should <br />the outlet structure be plugged). The City Engineer shall determine the details of the drainage <br />release in conjunction with the review of the improvement plans and prior to City Council <br />approval of the Final Subdivision Map. <br /> <br />There shall be a minimum two foot wide overbuild area between the lots (the distance between <br />lot line and hinge point of the slope). <br /> <br />Conditions t?f Approval, PAP-36 (Vesting Tentative Map 7162), September 17, 2002 <br /> <br />Page 4 of 7 <br /> <br /> <br />
