There shall be a two-way cleanout on the sanitary sewer lateral located at the back of <br />the PSE. <br /> <br />The perimeter of all building foundations shall be designed with subdrains. The design of said <br />sub-drains shall be shown on the preliminary grading plan provided for each of these lots at the <br />time of the lot-specific, design review application. Said drains shall be connected to the street <br />gutter or other means acceptable to the City Engineer. <br /> <br />There shall be no direct roof leaders connected to the street gutter or storm drain system. <br /> <br />All existing drainage swales that are filled shall have subdrains installed unless otherwise <br />approved by the City Engineer. All subdrains shall have a cleanout installed at the beginning of <br />the pipe. The bottom of the pipe shall terminate in a storm drain or other storm drain out(all; <br />subject the approval of the City Engineer. The applicant's engineer shall submit a final subdrain <br />location map to the City Engineer prior to acceptance of the Public Improvements. It shall be the <br />responsibility of the homeowner to relocate the subdrain, if during the excavation of a pool or <br />other subsurface structure a subdrain is encountered. All owners within the subdivision shall <br />receive notice of the presence of these subdrains. The City Attorney shall approve said notice <br />before the first lot sale. <br /> <br />The project developer/subdivider shall acquire written permission from adjoining property <br />owner(s) for any work to be done on their properties. Proof of such permission shall be provided <br />to the City Engineer prior to the issuance ora grading permit. <br /> <br />Overhead utilities serving existing homes that are to re'main within the development shall be <br />underground as part of the subdivision improvements. The applicant shall convert these homes <br />from overhead services to underground. All utilities required to serve any proposed development <br />on private lots shall be installed underground. <br /> <br />The project developer/subdivider shall dedicate to the City for street right-of-way purposes those <br />parcels of land intended to be public streets. <br /> <br />The project developer/subdivider shall grant an easement to the City over those parcels needed <br />for public service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements, which may be designated by the City Engineer. <br /> <br />Conditionx ct(Approval, PAP-36 (Vesting Tentative Map 7372), September 17, 2002 <br /> <br />Page 2 of 3 <br /> <br /> <br />
