EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br />PAP-36, Roger Manning <br />(Vesting Tentative Subdivision Map 7372) <br />September 17, 2002 <br /> <br />The Final Subdivision Map and Improvement Plans for this development shall substantially <br />conform to the tentative subdivision plans, Exhibit A, dated "Received August 22, 2002" on file <br />with the Planning Department, except as modified by the following conditions. Minor changes <br />to the plans may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />All utilities required to serve any existing or proposed development on-site shall be installed <br />underground. <br /> <br />The design of the bridge crossing for the bypass road, located north of Lots 10 and 11, shall be <br />reviewed by the Planning Commission prior to issuance of bid documents for the bypass road by <br />the City Engineer. Rural design elements are to be incorporated in the exterior design of the <br />bridge. <br /> <br />The traffic circle for the intersection of Westerly Road and Clubhouse Drive shall be subject to <br />Planning Commission review and approval and shall conform to Exhibit C, either with the <br />development proposal for the Spotorno property or prior to issuance of bid documents for the <br />bypass road by the City Engineer. <br /> <br />The project developer shall submit detailed landscape and irrigation plans as part of the <br />improve~aent plans for Westerly Road and for Clubhouse Drive. These plans should include, <br />where applicable, a street tree planting plan and landscape plans for medians, buffer strips, and <br />any right-of-way landscape areas. The irrigation plan shall provide for automatic controls. <br /> <br />There shall be a minimum two-foot wide "overbuild" area between the lots (the distance between <br />lot line and hinge point of the slope). <br /> <br />The storm drainage from each lot shall be directed to the street or an approved storm drain <br />system in accordance with Sections 1806.55 and 3315.4 of the 1997 Uniform Building Code <br />unless otherwise approved by the Building Official and City Engineer. <br /> <br />The existing septic tank and leach field to the existing house(s) shall be abandoned by the project <br />developer/subdivider, per Alameda County Health Department regulations. <br /> <br />The curb and gutter of all streets within the development shall have subdrains installed at either <br />the back of curb or lip of gutter at the discretion of the City Engineer. This detail shall be shown <br />on the improvement plans.
