18. That the final development plan include a focused tree <br /> survey identifying all trees to be removed from the site <br /> in conjunction with the project development. Included <br /> shall be details on the methods by which trees that are <br /> to be retained within proposed development areas are to <br /> be preserved in a healthy and attractive manner. <br /> <br />19. That the final grading plan shall identify the <br /> approximate locations of all driveway accesses for the <br /> development. Included shall be the driveway accesses <br /> for the townhomes and custom lots. <br /> <br />20. That the developer submit a preliminary water system <br /> study in conjunction with the final development plan <br /> approval and design and construct the necessary water <br /> distribution/storage facilities required to serve the <br /> project, as determined by the City Engineer. <br /> <br />21. That included in the final development plan submittal <br /> shall be a plan/profile study plan showing the existing <br /> and proposed improvements for Foothill Road from <br /> Castlewood Drive to Bernal Avenue. <br /> <br />22. That a twenty (20) ft. landscaped strip designed to <br /> reflect a rural character be installed and maintained by <br /> the homeowners association in all areas between custom <br /> lots and the Foothill Road right-of-way, said landscape <br /> plan to be proposed at the time of submittal of the <br /> final development plan for approval by the City. <br /> <br />23. That there shall be no individual access driveways, <br /> other than those proposed on the preliminary site plan, <br /> allowed on Foothill Road. <br /> <br />24. That included in the landscape plan shall be details on <br /> the types of vegetation and methods of application to be <br /> utilized in stabilizing all exposed cut and fills. All <br /> slopes, cuts, fills that result from the project grading <br /> shall be revegetated and or stabilized prior to October <br /> 15th each year. Authorization to continue grading after <br /> October 15th shall be issued by the Planning Director at <br /> the request of the applicant. <br /> <br />25. That all areas depicted on the final grading plan as <br /> being "graded to day light" shall be rounded and not <br /> left with any abrupt cut or fill slopes. <br /> <br />26. That the final Foothill Road improvements shall be <br /> designed in conjunction with proposed development <br /> adjacent to the road in a manner that preserves as much <br /> of the existing vegetation along the right-of-way as <br /> possible. <br /> <br />27. That the final grading plan shall preserve as many of <br /> the existing walnut trees in the lower portions of the <br /> project as possible. Subsequent development of the <br /> <br /> <br />
