10. That the developer shall complete detailed specific <br /> geotechnical studies of the site in order to determine <br /> the exact location of faults, unstable soils, areas <br /> requiring additional stabilization, etc. The final <br /> development plan shall reflect the findings of these <br /> additional studies. <br /> <br />11. That included in the final development submittal shall <br /> be detailed explanations and appropriate drawings as to <br /> the number of homeowner's associations to be formed for <br /> the development and the methods by which maintenance of <br /> all common areas (including landscape installation and <br /> maintenance) shall be administered. <br /> <br />12. That there shall be no septic tanks on the site under <br /> any conditions and that the final development plan <br /> submittal shall include a preliminary underground <br /> utility plan depicting locations of sewer and water <br /> lines. <br /> <br />13. That final development plan shall include a preliminary <br /> grading plan locating all building pads for the townhome <br /> developments such that the farthest exterior wall of the <br /> structure shall be within 150 ft. of an appropriately <br /> designed access road. <br /> <br />14. That the final development plan submittal shall include <br /> a landscape plan for all the common areas and for the <br /> townhome development. Included shall be a typical <br /> landscaping plan for the customlots. These landscape <br /> plans shall reflect efforts to introduce native <br /> vegetation that has a fire retardant nature. <br /> <br />15. That the final development plan shall depict a safe and <br /> effective circulation system for bicycles and <br /> pedestrians. These facilities shall be designed and <br /> installed to the satisfaction of the City Engineer and <br /> shall be separated from vehicular traffic whenever <br /> possible. Said facilities may include an arroyo trail <br /> and may include off-site improvements as well, to be <br /> determined at the time of final development plan <br /> approval. <br /> <br />16. That the final development plan shall include a <br /> conceptual erosion control plan for the project site and <br /> for a typical custom lot. This plan shall reflect input <br /> from the local Soil Conservation Service. <br /> <br />17. That the final development plan shall depict emergency <br /> vehicle access to all non-buildable areas shown on the <br /> development plan. <br /> <br /> <br />
