custom lots shall be required to maintain as many of <br /> these trees as possible. <br /> <br />28. That included in the final development plan shall be a <br /> preliminary plan locating all street lights and other <br /> methods of illumination within the project. Included <br /> shall be preliminary designs and types of illumination <br /> to be utilized and steps taken to minimize the <br /> visibility of street lights from off-site. <br /> <br />29. That all buildings located outside the 5 minute response ° <br /> time or within a high fire hazard area including fire <br /> mitigation measures as determined by the Fire Chief. <br /> <br />30. That, upon recordation of the final subdivision map, the <br /> developer shall offer to sell to each of the three <br /> presently existing homeowners whose lots abut Lots 31 <br /> and 32 on the proposed site plan a 20-foot strip of land <br /> abutting each of the three lots. The 20-foot strips <br /> will be offered for sale by the developer to each of the <br /> three homeowners upon reasonable but mutually acceptable <br /> terms and conditions, including price. If such strips <br /> are accepted, the strips shall be incorporated into the <br /> existing lots and such enlarged lots shall not be <br /> allowed to subdivide. <br /> <br />31. That all main structures to be built on the custom lots <br /> within the project shall receive Design Review Board <br /> approval prior to issuance of a building permit. <br /> <br /> <br />
