als, the Planning Director has the discretion to classify a design request as a minor/major <br />modification of the PUD Development Plan subject to the procedures listed under Chap- <br />ter 18.68, PUD Planned Unit Development District, of the Pleasanton Municipal Code. <br /> <br />Changes to the buildings' colors determined by the Planning Director to be a significant <br />change from this approval shall be subject to review by the Planning Commission. <br /> <br />A comprehensive signing program shall be submitted to the Planning Director for consid- <br />eration under a separate application. Site signage shall be limited one, seven-foot tall <br />monument identification sign at the street comer and one price sign at each entrance. All <br />building signs - carwash, canopy, and convenience market/restaurant - shall be indirectly <br />illuminated by the gooseneck lamps shown on the building elevations. Tenant signs shall <br />be the three-foot tall by eight-foot long panel-type signs shown on the approved building <br />elevations with routed lettering and/or applied lettering, and the locations for the tenant <br />signs shall be those shown on the approved building elevations. All window signs includ- <br />ing temporary window signs shall be limited to an area equal to 25% of the window area. <br />Any violations of this area limitation shall be referred to the Planning Commission. <br /> <br />The project developer shall obtain a building permit from the Building Department and <br />any other applicable City permits for the project prior to the commencement of any con- <br />struction. <br /> <br />The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. Traditional light standards <br />matching the approved building design shall be used for the parking area and site light- <br />ing, and shall be shown on the building permit plan set to satisfaction of the Planning Di- <br />rector before issuance of a building permit. No light source may result in glare onto ad- <br />jacent residential properties. Light levels shall be verified by the Planning Director after <br />installation and, if deemed to be necessary by the Planning Director, shall be adjusted to <br />reduce the levels of illumination and/or glare. <br /> <br />The three goose neck lamps illuminating the wall-mounted sign on the east building ele- <br />vation shall be controlled by a timer with the hours of operation to be determined by the <br />Planning Director. <br /> <br />10. <br /> <br />The project developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br /> <br />11. <br /> <br />Prior to issuance of a building permit, the project developer shall pay the required com- <br />mercial development school impact fee as prescribed by state law and as adopted by the <br />Pleasanton Unified School District. <br /> <br />Page 2 of 14 <br /> <br /> <br />
