construction of animal-related structures shall be subject to the requirements of <br />the PUD-A District in the North Sycamore Specific Plan. <br /> <br />12. The residences to be constructed on Lots 2 and 3 shall be designed to reduce <br /> the mass of the proposed four new houses to a level found satisfactory by the <br /> Planning Director. The design methods used to reduce the mass can include, <br /> but are not limited to, reducing the floor area, limiting the number of stories, <br /> and/or reducing the height of the homes on Lots 2 and 3. The design <br /> guidelines shall be modified to reflect this condition of approval. <br /> <br />13. The applicants shall obtain all building, encroachment, and other applicable <br /> City permits for the project prior to the commencement of construction. <br /> <br />14. The applicant shall provide all buyers with copies of the project conditions of <br /> approval and design guidelines. Reference to the conditions and design <br /> guidelines shall be made in the deed for the properties, subject to the approval <br /> of the City Attorney. <br /> <br />15. Design review applications for homes on each of the lots shall be submitted to <br /> the Planning Director for review and approval prior to submittal of plans for a <br /> building permit. <br /> <br />16. Final inspection by the Planning Department is required prior to occupancy of <br /> the homes. <br /> <br />17. All site improvements and construction activities shall be limited to the hours <br /> of 8:00 a.m. to 5:00 p.m., Monday through Friday, excluding Federal holidays. <br /> Interior improvements may be constructed during other hours if approved by <br /> the Planning Director. All construction equipment must meet DMV noise <br /> standards and shall be equipped with muffling devices. <br /> <br />18. The project developer is encouraged to utilize "Green Building" practices in <br /> constructing the new homes on this site. The project developer shall use <br /> their best efforts to implement the measures identified in the Alameda County <br /> Waste Management Authority's New Home Construction Green Building <br /> Guidelines in the design, construction, and operation of the proposed homes. <br /> Before issuance of building permits, the project developer shall submit to <br /> City staff the green building provisions that would be incorporated into the <br /> proposed project's construction. The project developer shall then meet with <br /> City staff to review these provisions. If, following this review, it appears <br /> that there are other feasible and mutually agreeable green building measures <br /> that can be incorporated into the project, the project developer shall modify <br /> <br /> <br />
