o <br /> <br />Unless otherwise approved by the Planning Director, the new lots shall become <br />part of the North Sycamore Specific Plan Maintenance Association, and the <br />owner shall pay their pro-rata share of maintenance cost for the shared <br />improvements. <br /> <br />The applicant shall apply for a demolition permit from the Building <br />Department to remove the existing house and accessory structures. Unless <br />otherwise approved by the Planning Director, all of the demolition must be <br />completed prior to recordation of the final parcel map or sale of Lot 3. Should <br />the owners wish to keep the house on a temporary basis after recordation of the <br />final map, a temporary easement in favor of Lot 3 over Lot 4 to allow the <br />retention of existing utility lines shall be recorded against Lot 4. The <br />temporary easement shall be abandoned upon demolition of the house. The <br />details of this easement shall be included with the parcel map application for <br />the property. Pre-construction tree protection measures listed in the <br />HortScience, Inc. tree report dated May 2002 shall be implemented prior any <br />demolition, and the "during construction" tree protection measures in the <br />report shall be implemented during any demolition. <br /> <br />8. The developer acknowledges that the City of Pleasanton does not guarantee the <br /> availability of sufficient sewer capacity to serve this development by the <br /> approval of this case, and that the developer agrees and acknowledges that <br /> building permit approval may be withheld if sewer capacity is found by the <br /> City not to be available. <br /> <br />9. This approval does not guarantee the availability of sufficient water to serve <br /> the project. The City shall withhold building permits for the project if at the <br /> time building permits are applied for, mandatory water rationing is in effect, <br /> unless the City has adopted a water offset program and unless the developer is <br /> participating in the program. Notwithstanding the developer's participation in <br /> such a program, the City may withhold building permits if the City determines <br /> that sufficient water is not available at the time of application of building <br /> permits. <br /> <br />10. In order to effectuate the subdivision of the property, an application for a <br /> parcel map must be submitted to, reviewed, and approved by the City. <br /> <br />I 1. Development on Lots #2, #3, and #4 shall be subject to the uses and <br /> development standards of the R-i-20,000 zoning district as modified by the <br /> approved design guidelines. Development on Lot #1 shall be subject to the <br /> development standards of the R-1-40,000 zoning district as modified by the <br /> approved design guidelines, except that the keeping of animals and the <br /> <br /> <br />
