Before issuance of a building permit, the green <br />building measures shall be explicitly called out on a separate sheet of the <br />building permit plan set and shall be subject to review by the Planning <br />Director. <br /> <br />19. The applicant shall submit for review and approval by the Planning Director a <br /> landscape/irrigation plan indicating the planting of a mixture of 15-gallon and <br /> 24"-box size evergreen trees for a total of eight new trees along the southern <br /> side property line of Lot 1. This plan shall be submitted with the design review <br /> application for the residence on Lot I. The trees approved for Lot 1 shall be in <br /> planted and an irrigation system installed within nine months of occupancy of <br /> the house to be built on that lot. The property owner shall be responsible for <br /> maintaining these trees in a healthy state. <br /> <br />20. The applicant shall submit for review and approval by the Planning Director a <br /> landscape/irrigation plan that shows the new location along Sycamore Creek <br /> Way of an existing oak tree that needs to be moved to accommodate the <br /> location of the proposed private street. This oak tree shall be relocated and the <br /> existing irrigation system modified prior to commencement of construction of <br /> the proposed private street. The design guidelines shall be modified to reflect <br /> this condition of approval. <br /> <br />21.AIl trees used in landscaping must be a minimum of 15 gallons in size and all <br /> shrubs a minimum of 5 gallons, unless otherwise shown on the approved <br /> landscape plan or required in other conditions of approval or the design <br /> guidelines. <br /> <br />22. The only trees approved for removal during the constuction of subdivision <br /> improvements are #220, #232, #233, and #234 as shown on the survey map <br /> prepared for the property by HortScience, Inc. dated May 2002. Mitigation <br /> planting may be required if additional trees are proposed for removal as part of <br /> a design review application for a proposed house. <br /> <br />23. Prior to installation of the subdivision improvements, a revised grading and <br /> drainage plan shall be prepared for review and approval by the Planning <br /> Director and the City Engineer which relocates the centerline of the bioswale <br /> and the subdrain the furthest possible distance away from the trees and shows <br /> that there would be no grading or trenching under the drip line of tree #236 and <br /> #239. <br /> <br />24. The parcel map submitted for review and approval by the City shall clearly <br /> show that no trenching for utilities will take place under the drip line of tree <br /> #226. <br /> <br /> <br />
