EXHIBIT 'B' <br /> <br /> Ordinance 1347 <br /> <br /> Conditions of Approval, PUD-85-15-1D <br /> <br />1. That the development shall be as shown on the Golden Eagle <br /> Farms development plans, Exhibits 1 through 10, stamped <br /> received October 20, 1987, on file in the Planning Division; <br /> <br />2. That the uses and site regulations of the custom lot area <br /> shall be those of the R-1-20,000 District except as modified <br /> by the project submittal; the "golf villa" area shall be <br /> governed by the use regulations of the R-1-6500 District, <br /> with site regulations wholly regulated by those in the <br /> development plan; <br /> <br /> 3. That the street and utility systems serving the custom lots <br /> and the "golf villa" area shall be installed at one time, <br /> respectively; <br /> <br />4. That the arroyo improvements, including relandscaping, for <br /> the entire project shall be done at one time. <br /> <br /> 5. That all street improvements to Foothill Road shall be <br /> completed across the entire project with the first phase of <br /> development of the project; <br /> <br /> 6. That Lot 130 shall have its eastern boundary at the western <br /> edge of the "20 ft. Zone 7 Easement," and that the tract map <br /> creating this easement offer the City an access easement over <br /> this area for recreational purposes; <br /> <br /> 7. That the "20 ft. Emergency Fire Lane" shall be grass-crete or <br /> an alternative surface as determined by the City Engineer <br /> prior to approval of the final map. <br /> <br /> 8. That the westerly property lines of the custom lots directly <br /> adjacent to Foothill Road be adjusted so that fences come no <br /> closer than 3 ft. to any tree trunk, said final lot boundary <br /> to be satisfactory to the Planning Director. <br /> <br /> 9. That the fences along Foothill Road in the custom lot area <br /> shall be owned and maintained by the homeowners' association <br /> and shall be open-type fencing as shown or, if modification <br /> to an alternative open-type design is desired by the <br /> applicant, as approved by the Planning Director. Interior <br /> property line fences may be either standard good-neighbor <br /> fencing or open-type wire and board fencing as shown. <br /> <br /> 10. That the final plan for the arroyo bank repair, ramps, trail, <br /> and relandscaping shall be reviewed for approval by the <br /> Planning Director following Zone 7 and Fish and Game <br /> requirements; efforts should be undertaken to save trees <br /> identified as A-18, A-19, and A-20 in the tree report by <br /> <br /> - 1 - <br /> <br /> <br />
