Should the arroyo <br /> improvements change significantly from those proposed, the <br /> Planning Director may refer the project to the Planning <br /> Commission for its further review. <br /> <br />11. That the entrance gate/wall details shall be subject to <br /> review and approval by the Planning Director prior to their <br /> installation; gates shall meet Fire Department criteria for <br /> access; the gates shall be located to avoid blocking entrance <br /> to the "golf villa" area and to avoid stacking onto Foothill <br /> Road. <br /> <br />12. That the entrance drive lane alignment and median placement <br /> be done to the satisfaction of the City Engineer. <br /> <br />13. That the "golf villa" courts shall be widened to a typical 29 <br /> ft. cross-section as shown on the typical section "private <br /> street and courts," to allow parking on one side. In order <br /> to further accommodate on-street parking on the culs-de-sac, <br /> the driveway openings at the curb shall be reduced to 16 ft. <br /> widths so that the typical dimension between adjoining <br /> driveways shall be 17 ft., or such other measure shall be <br /> taken to maximize usable on-street parking. The final design <br /> of these court on-street parking spaces shall be subject to <br /> final review and approval by the Planning Director prior to <br /> approval of the final map. The parking bays on the loop <br /> street shall be eliminated except near the pool. <br /> <br />14. That a minimum 10 parking spaces shall be provided in bays in <br /> the area near the pool; <br /> <br />15. That the loop street in the "golf villa" area and the main <br /> roadway serving the custom lot area shall have vertical curbs <br /> satisfactory to the City Engineer; all courts may have rolled <br /> curbs as proposed; <br /> <br />16. That the "emergency fire lane" at the northwest corner of the <br /> "golf villa" area shall be grass-crete or other surface as <br /> required by the City Engineer; the final design of this <br /> connection, including gates, shall meet Fire Department <br /> criteria and shall be subject to review and approval by the <br /> City Engineer prior to approval of the final map. <br /> <br />17. That the minimum 20 ft. landscape zone between the "golf <br /> villa" area and Foothill Road shall be landscaped in such a <br /> manner so as to generally obscure the pavement portion of the <br /> loop street but to allow views across the site from Foothill <br /> Road. <br /> <br />18. That, if the arroyo trail does not provide an all weather <br /> surface, an additional sidewalk be incorporated along the <br /> loop road to allow pedestrians all weather use of a sidewalk <br /> to travel throughout the golf villa area; <br /> <br />19. That the landscape plan be modified to add "strawberry tree" <br /> as a broadleaf evergreen tree and that it be included along <br /> <br /> - 2 - <br /> <br /> <br />
