<br />DRAFT MASTER PLAN FOR THE OPTS <br /> <br />Conceptual floor plans illusrrating the two a1rernative approaches were prepared, <br />compared, and evaluated. The two alternative approaches were: <br /> <br />· RECOMMENDED ApPROACH: HISTORIC REUSE PLUS NEW <br /> <br />Historic Reuse of the original fire house, and construction of a new addition <br />which includes the demolirion of the 1960's addirion. This is the approach recom- <br />mended in the Design Recommendations of the DPTS Master Plan. <br /> <br />· ALTERNATE ApPROACH: FIRE STATION ADAPTIVE REUSE <br /> <br />Adaptive reuse of the entire existing fire station' including the historic structure <br />and 1960's addition. A description of this alternative, and a summary comparison of <br />the two options, follows. <br /> <br />The degree to which the exisring building's rooms can accommodate new uses <br />depends on the specific size and proportion of rooms needed for new uses, and upon <br />the structural limitations of the building's structural system. <br /> <br />The existing main apparatus bay (in the 1960's addition) provides a high-ceiling, <br />column-free area of approximarely 3,100 sq. fro The historic apparatus bay provides an <br />area of approximately 800 sq. fro The remainder of the building is composed of a vari- <br />ery of relatively small rooms, wirh structural bearing walls in many locations. If most <br />non-structural walls are removed, the day room and kitchen (if combined) create the <br />next largest clear space of approximately 700 sq. fro <br /> <br />In the Adaptive Reuse layout, the newer apparatus bay provides the largest space <br />and is designared for renovation as the multi-purpose room. While large enough in <br />floor area, the moderate ceiling height is not as high as preferred for a black box the- <br />ater, and is only marginally suitable for this purpose. <br /> <br />The lobby functions can be accommodated in a new addition to the building on <br />the south side that would form a strong and desirable connection to Wayside Park, but <br />would have no connection to Railroad Avenue. Access from Railroad Avenue would <br />be from a redesigned entry, but connection to the new lobby would still be indirect, <br />through the circuitous hallways of the existing fire station. <br /> <br />The addition of a new second floor is possible, but problematic. A second floor <br />would be necessary to provide sufficient program space, and to provide a secondary <br />means of exiting from the second floor of the historic fire house. It would also make <br />possible elevator access to the second floor of the historic fire house. A new lobby <br />could be two stories high, but the addition of a second level over part of the existing <br />1960's addition would require significant structural modification, and would result in <br />a more complicated and inefficient floor plan. <br /> <br />In general, the existing building does not provide enough spaces suitable for use <br />in the new program. The degree of structural modifications required to provide for all <br />the spaces in the program is significant, and raises the question of what existing value <br />will remain. <br /> <br />ApPENDIX - J <br /> <br />I.,.
