<br />DRAFT MASTER PLAN FOR THE DPTS <br /> <br />MECHANICAL SYSTEMS <br /> <br />A new package hearer, ventilaror and air condirioner unir was insralled in rhe dorm <br />area in rhe lasr few years. The resr of rhe hearing, ventilarion and air condirioning <br />(HVAC) sysrem dares from rhe lare 1960's expansion. Alrhough ir has generally been <br />performing adequarely, ir is now nearing rhe end of irs useful life. Any reuse will mosr <br />likely require rhe complere replacement of rhe HVAC unirs ducr sysrem, as required <br />for rhe proposed uses. City sraff has recommended rhar reuse of rhe building should <br />also include replacement of rhe sanirary sewer main line, due ro suspecred problems <br />wirh rhe exisring line. <br /> <br />ELECTRICAL SYSTEM EVALUATION <br /> <br />The elecrrical sysrem lacks rhe capability and disrriburion normally found in a <br />newer fire srarion or in a mulri-purpose building of rhe size proposed. Any reuse will <br />require subsrantial upgrading, if nor complere replacement, of rhe exisring elecrrical <br />sysrem. <br /> <br />BUILDING EVALUATION CONCLUSION <br /> <br />Based upon our limired observarions of rhe exisring building, Fire Sration No.1 is <br />suirable for reuse as a multi-purpose facility, subjecr ro further analysis of rhe srruc- <br />rural, mechanical and elecrrical sysrems by engineers. We recommend rhar rhe build- <br />ing be fully renovared and modernized for irs new uses. <br /> <br />ALTERNATE BUILDING DESIGN STRATEGY <br /> <br />In addirion ro rhe Building Evaluarion, a conceptual program evaluarion was con- <br />ducred for reuse of rhe exisring building. This included a descriprion of rhe OppOrtu- <br />niries and consrraints of rhe exisring building. Conceptual design alrernarives were <br />prepared, illusrraring different reuse approaches. <br /> <br />The feasibility study and suirability of reusing all or portions of the exisring Fire <br />Srarion No. 1 included annorarion of rhe exisring condirion plans, secrions and eleva- <br />rions, ro illusrrare reuse opportuniries and consrraints. <br /> <br />ApPENDIX I - 2 <br />
