Landscape details for the areas around the conversation <br /> area and the recreation building and pool. <br /> <br /> viii.Revised sidewalk plans for the Owens Drive frontage <br /> which-show a 6 ft. wide, separated, meandering sidewalk. <br /> Landscaping along that frontage must be adjusted <br /> accordingly. <br /> <br />5. That the play equipment within the tot lot area be designed <br /> for use by children 2 to 10 years of age subject to the <br /> satisfaction of the Planning Director, and that the tot lot <br /> plan include.a low, open fence between the tot lot and the <br /> parking areas. <br /> <br />6. That a minimum 6 ft. wide, P.C.C. sidewalk/bike route shall <br /> be installed by the developer along the entire frontage of <br /> Owens Drive. This sidewalk shall be separated from the face <br /> of curb by a minimum of 5 ft. <br /> <br />7. That the developer take over all maintenance, including <br /> cleaning, repair and replacement as needed, of the existing <br /> bus stop located on Owens Drive. <br /> <br />8. That the developer reconfigure, to the specifications of the <br /> City Engineer, that portion of the "worm divider" on Owens <br /> Drive designed to provide access to the subject site so that <br /> the access is closed off. <br /> <br />9. That the developer install and maintain landscaping in the <br /> median islands along the subject site's frontage on Owens <br /> Drive. Said landscaping shall be approved by the Planning <br /> Director prior to installation and shall be of the same <br /> design as that planned for street medians immediately to the <br /> north on Owens Drive. <br /> <br />10. That the developer install landscaping in the remaining <br /> unlandscaped portion of the 33 ft. wide landscaped easement <br /> on West Las Positas Boulevard to the west of the subject <br /> site, between the subject site and Site 25B of Hacienda <br /> Business Park. Said landscaping shall be approved by the <br /> Planning Director prior to installation and shall be of the <br /> same design as landscaping in said easement immediately to <br /> the east. <br /> <br />11. That the doors of the water heater/utility rooms be <br /> redesigned to include additional panels and/or detailing. <br /> <br />12. That the applicants be responsible for their pro rata share <br /> of the necessary street improvements at the intersection of <br /> Santa Rita Road and Pimlico Drive as determined by the city <br /> engineer. <br /> <br />13. That the developer pay its pro rata share of the cost to <br /> install a traffic signal, as determined by the City Engineer, <br /> at the intersection of Owens Drive and Andrews Drive, prior <br /> to the issuance of building permits. <br /> <br /> <br />
