ORDINANCE NO. 1314 <br /> <br /> EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-87-3 <br /> <br /> 1. That the development shall be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department except <br /> as modified in any of the following conditions. <br /> <br />2. That all appropriate construction methods be utilized, as <br /> detailed in the acoustical report for the project dated <br /> February 23, 1987, in order to attain an interior noise level <br /> at or below 45 dBA. <br /> <br />3. That the noise level (dBA) in sleeping areas be no greater <br /> than 50 dBA and in living areas be no greater than 55dBA due <br /> to single event noise of helicopter pass-by using the flight <br /> path to and from the planned heliport at Valley Memorial <br /> Hospital. And that an additional acoustical study, <br /> satisfactory to the Planning Director, detailing the <br /> mitigation measures to be followed to reach such levels be <br /> submitted prior to the issuance of building permits, and that <br /> all appropriate construction methods be utilized in order to <br /> attain such levels. <br /> <br />4. That the final landscape plan be submitted for review and <br /> approval by the Planning Director prior to the issuance of <br /> building permits. Said plan shall include: <br /> <br /> i. Reduction of main landscape islands in the parking areas <br /> to 8 ft. in width with large canopy type trees in said <br /> islands located so that a complete shade canopy will be <br /> created as trees mature. <br /> <br /> ii. Reduction of landscape strip along western property line <br /> to 5 ft. in width. <br /> <br /> iii. The addition of small trees in the landscape islands <br /> emanating off of the ].andscape strip along the western <br /> property line. <br /> <br /> iv. Increase in the landscaped area between the western <br /> sides of the buildings and the parking areas, said <br /> landscaped area to be planted with as many large trees <br /> as is feasible. <br /> <br /> v. An additional large canopy tree in the location of the <br /> tot lot. <br /> <br /> vi. Additional shrubbery around the exterior heating/cooling <br /> units designed to screen those units. <br /> <br /> <br />
