PUD-05 approval shall be first processed under a new, stand-alone PUD Development <br />Plan application. <br /> <br />When City water and sewer lines become available to Parcel 1, the lines shall be <br />extended across Parcel I to serve the existing and planned development on Parcel 2 <br />specified under the Vineyard Avenue Corridor Specific Plan. If necessary, the lines may <br />be located in public/private easements to the satisfaction of the City Engineer, with the <br />easements recorded before the lines are installed. The design and construction of the <br />water/sewer lines shall be completed to the satisfaction of the City Engineer. This <br />statement shall be shown on the final parcel map prior to its recordation, and shall be <br />worded to the satisfaction of the Planning Director, City Attorney, and City Engineer. <br /> <br />All disclosures referenced under PUD-05 (Ordinance No. 1832) shall be shown on the <br />final parcel map prior to its submittal to the City Engineer for review. The wording of <br />the disclosures shall be reviewed and approved by the City Attorney. <br /> <br />10. <br /> <br />The final parcel map shall show an easement on Parcel 2, granted to the City of <br />Pleasanton for a public trail specified for this property in the Vineyard Avenue Corridor <br />Specific Plan. Wording for the easement shall be submitted to the City Attorney for <br />review and approval before the final parcel map is submitted to the City Engineer for <br />review. The location of the easement shall be worked out in conjunction with the review <br />of the public trail's design. <br /> <br />11. <br /> <br />The subdivider shall submit the following information to the City Engineer for review <br />and approval: <br /> <br />a. Two (2) prims of the final parcel map; <br /> <br />b. One (1) copy of the preliminary title report; <br /> <br />c. One (1) set of the computer closures; <br /> <br />d. One (1) legible copy of the latest recorded deed for the property being subdivided; <br /> <br />One (1) legible copy of the recorded deeds for each of the adjacem properties <br />unless those properties are part of a recorded map which has been recorded within <br />seven (7) years; and, <br /> <br />One (1) legible copy of the Recorded Final Map, Parcel Map, or Record of Survey <br />used to prepare this Parcel Map. <br /> <br />12. <br /> <br />The final parcel map shall meet all requirements of the California State Subdivision Map <br />Act to the satisfaction of the City Engineer. <br /> <br />PMS-09, Final Conditions of Approval Page 2 April 2, 2002 <br /> <br /> <br />
