PMS-09, Exhibit "B" <br />Final Conditions of Approval per City Council <br /> <br />April 2, 2002 <br /> <br />The final parcel map for this property shall conform to the tentative parcel map, Exhibit <br />"A", dated "Received March 25, 2002" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the final parcel map may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />All entitlements, conditions, and/or requirements of Case PUD-05 (Ordinance No. 1832) <br />shall remain in full force and effect. <br /> <br />This tentative parcel map shall be of no further validity and the applicant shall be <br />required to submit the same or new parcel map for City approval in the event that the <br />applicant fails to record a final parcel map within V,vo (2) years of the tentative parcel <br />map's approval. <br /> <br />All easements referenced in PUD-05 (Ordinance No. 1832) shall be shown on the final <br />parcel map to the satisfaction of the Planning Director and the City Engineer before <br />recordation. Wording for these easements shall be submitted to the City Attorney for <br />review and approval prior to recordation. <br /> <br />The final parcel map shall show a "floating access easement" over Parcel 1 for Parcel 2 <br />as required by PUD-05 (Ordinance No. 1832) to the satisfaction of the Planning Director <br />and the City Engineer before recordation. The final location of this easement shall be <br />worked out to the satisfaction of the Planning Director and the City Engineer before City <br />approval of any subdivision of Parcel 1. Wording for the easements shall be submitted to <br />the City Attorney for review and approval prior to recordation of the final parcel map. <br /> <br />The final parcel map shall show a floating access easement from Parcel 1 and Parcel 2 to <br />the Chrisman property for purposes of creating an Emergency Vehicle Access (EVA) for <br />the Chrisman property. The easement shall be shown on the final parcel map to the <br />satisfaction of the Planning Director and the City Engineer prior to recordation. Wording <br />for the easement shall be submitted to the City Attorney for review and approval prior to <br />recordation. As stated in Ordinance No. 1832 for PUD-05, construction of the EVA shall <br />occur in conjunction with the reconstruction of the Chrisman's driveway. <br /> <br />Any future subdivision of Parcel 1 shall conform to the PUD Development Plan/Condi- <br />tions of Approval covered by PUD-05 (Ordinance No. 1832), and shall be done in <br />conjunction with the subdivision of the Chrisman property.
