Resolution No. PC-2001-57 <br />Page 6 <br /> <br />7. <br /> <br />All storage shall be conducted inside the buildings, unless approved by the <br />Planning Director. In the event that the developer desires to phase the <br />development and use portions of the 6.89-acre site for outdoor storage of <br />recreational vehicles, boats, etc., the developer shall submit a phasing plan to the <br />Planning Director for review and determination as to what the visibility of such <br />storage would be from the adjacent public streets. If it is determined that such <br />storage would be visible, he may require additional mitigations be implemented to <br />minimize visibility from off-site or refer the matter to the Planning Commission <br />for its review. <br /> <br />No signage is approved as part of this development plan approval. A <br />comprehensive signing program shall be submitted to the Planning Director for <br />review and approval before installation of any project signs. The developer shall <br />park the facility's moving van in one of the two parking spaces behind the solid <br />wall between the manager's building and Building A while it is on-site. <br /> <br />The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br /> <br />10. <br /> <br />This PUD development plan approval will lapse within one year from the date of <br />approval unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion or an extension has been approved by the <br />City. <br /> <br />11. <br /> <br />The developer shall submit a waste generation disposal and diversion plan to the <br />Building Department prior to issuance of building or demolition permits. The <br />plan shall include the estimated composition and quantities of waste to be <br />generated and how the developer shall recycle at least 50% of the job site <br />construction and demolition waste. Proof of compliance shall be provided to the <br />Director of Building Inspection prior to final occupancy. During demolition and <br />construction, the developer shall mark all trash disposal bins "trash materials <br />only" and all recycling bins "recycling materials only". The developer shall <br />contact Pleasanton Garbage Service for all waste disposal. Only that portion of <br />trash and recycling waste refused by Pleasanton Garbage Service shall be <br />disposed of or diverted by another trash/recycling company. <br /> <br />12. <br /> <br />Upon selection of a muralist by the developer, the developer shall work with <br />representatives of the Civic Arts Commission to review the specific designs for <br />the two murals to be applied to wall of Building "F" facing Valley Avenue. The <br />mural artwork shall follow a railroad-oriented theme, e.g., freight/passenger train <br />in silhouette, pictorial scene, etc., and the final design shall be submitted for the <br />final review and approval by the Planning Director. The murals shall be installed <br />within one year of occupancy. <br /> <br /> <br />
