Resolution No. PC-2001-57 <br />Page 5 <br /> <br /> Exhibit B <br />Conditions of Approval <br />PUD-IS/Bay Area Self-storage <br /> <br />The PUD development plan shall be constructed substantially as shown on <br />Exhibit "A", dated "Received September 28, 2001" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found <br />to be in substantial conformance to the approved exhibits. <br /> <br />The approximately 6.89-acre portion of the parcel proposed for the self-storage <br />facility, extending from the northern edge of the proposed Boulder Street <br />extension right-of-way to the southern edge of the property, shall be zoned PUD- <br />I. The remaining 1.57-acre portion of the site, north of the proposed Boulder <br />Street extension right-of-way, shall be subdivided from this parcel prior to final <br />occupancy of the self-storage facility and any future use of this area shall require <br />zoning and development plan approval. <br /> <br />The developer shall demonstrate, to the satisfaction of the Planning Director, that <br />the owners of the proposed facility have taken title to the 7,500 sq. ft. Alameda- <br />County parcel of land (at the driveway entrance to the proposed facility) prior to <br />the issuance ora building permit for the self-storage facility. In the event that the <br />developer desires to add this parcel to the self-storage facility parcel, they shall <br />make application for a merger approval. Otherwise, an ingress/egress easement <br />for the self-storage driveway shall be recorded subject to the review and approval <br />of the City Attorney and Planning Director, prior to issuance of a building permit. <br />The developer shall record a public service and trail easement over this 7,500 sq. <br />ft. parcel, with its location and width subject to the review and approval of the <br />City Engineer, prior to the occupancy of the proposed facility. <br /> <br />The developer shall record an easement for the public use of the 8 ft. wide public <br />trail along the Valley Avenue frontage of the project site. This easement shall be <br />provided for the review and approval of the City Attorney and City Engineer prior <br />to occupancy of the facility. <br /> <br />A detail of the windows to be used in the project shall be provided for the review <br />and approval of the Planning Director prior to the issuance of a building permit. <br />The developer shall make a good faith effort to select windows or install them in <br />such a manner as to recess the glass from the trim surrounding the windows. <br /> <br />The driveway to the self-storage facility shall be signed to prohibit left tums out <br />of the driveway during the AM and PM peak hours. The specific times listed on <br />the sign shall be determined by the City's Traffic Engineer. <br /> <br /> <br />
