36. <br /> <br />37. <br /> <br />38. <br /> <br />39. <br /> <br />40. <br /> <br />41. <br /> <br />42. <br /> <br />43. <br /> <br />The applicants shall eliminate the southern monument sign at the Arlington Drive driveway un- <br />less it can be demonstrated to the Planning Director that the sign is needed to form an integral <br />part of the entry design. <br /> <br />When deemed necessary by the Planning Director, the applicants/property owner shall extend the <br />public portion of the property's northern multipurpose trail west to connect to the Alameda <br />County Transportation Corridor (ACTC) adjacent to the subject property. Plans for the trail ex- <br />tension shall be submitted to the Planning Director for review and approval prior to installation. <br /> <br />If the 10 fi. wide multipurpose trail is connected to the Alameda County Transportation Corridor <br />(ACTC) prior to the Phase II installation of trail improvements, the applicants shall construct <br />and/or relocate the multipurpose trail entirely outside of the existing service road, except where it <br />crosses the road. <br /> <br />Prior to occupancy, the applicants shall install a publicly accessible loop trail around the perime- <br />ter of the site on terms mutually satisfactory to both parties. Such a trail shall be in addition to <br />the public sidewalk along Sunol Boulevard and the public trail along the northerly boundary of <br />the site which are requirements of the project. <br /> <br />The security gates at the Arlington Drive and Sycamore Road driveways shall remain open dur- <br />ing business hours. <br /> <br />The service road shall be limited to delivery, garbage, maintenance, service, and emergency ve- <br />hicles only. The security gate shall be closed and locked at all times to prevent non-service vehi- <br />cles from using the road. Prior to occupancy, appropriate signage shall be provided on the east- <br />em side of the gate. The signage shall be subject to review and approval by the Planning Direc- <br />tor prior to installation. <br /> <br />The project developer shall post address numerals on the buildings so as to be plainly visible <br />from all adjoining streets or driveways during both daylight and night time hours. The size, ma- <br />terial, and location of the address signs shall be subject to final review and approval by the Plan- <br />ning Director and Fire Chief prior to installation. <br /> <br />Prior to installation of the monument signs shown on Sheet A9.00, specific details for each sign <br />(i.e., colors, materials, illumination, etc.) shall be submitted to the Planning Director for review <br />and approval. <br /> <br />44. The comprehensive sign program shall be modified as follows: <br /> <br />Except for a fagade sign on the south end of Building A, no fagade signs shall be in- <br />stalled on the buildings, unless otherwise approved by the Planning Director. <br /> <br />The sign program shall include the specific details for each proposed sign type, includ- <br />ing the wall sign at the southerly end of Building A (i.e., allowable colors, materials, <br />dimensions, illumination, location, sign text, etc.). <br /> <br />Conditions of Approval PUD-16 Page 6 <br /> <br /> <br />
