Resolution No. PC-01-49 <br />Page 5 <br /> <br />18. <br /> <br />The parking lot shall be graded such that the eastern portion of the drive aisle is <br />level with the parking drive aisle located on 555 Main Street. The purpose of this <br />grading shall be to allow future cross access between the two parking lots. The <br />existing retaining wall between 555 Main Street and 344 Division Street shall be <br />removed and the project developer shall specify the new method of blocking <br />access on the building permit plan set (e.g. bollards, chain and post, etc.), subject <br />to review and approval by the Planning Director. <br /> <br />19. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />20. <br /> <br />All full-sized parking spaces shall be a minimum of 19' x 9' in size and compact <br />parking spaces shall be a minimum of 8'x 16' in size. Reductions in parking space <br />length up to a maximum of 2' shall be allowed so long as adequate vehicle <br />overhang is provided in frout of each reduced-size parking space, as determined <br />by the Zoning Administrator. Each compact car space shall be marked clearly <br />with bold lettering no less than 8" in height "Compact Car Only". The <br />dimensions of the parking stalls shall be clearly shown on the plans submitted for <br />Building Department plan check. <br /> <br />21. <br /> <br />Six-inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />General Planning Conditions <br /> <br />22. <br /> <br />The owner of 344 Division Street shall grant an easement for parking, ingress, <br />and egress in favor of 555 Peters Street. Said easement shall only become <br />effective upon the grant of a reciprocal easement from the owner of 555 Peters <br />Street in favor of 344 Division Street. The form of the easement shall be <br />approved by the City Attorney, and proof of recordation presented prior to <br />issuance of a building permit. <br /> <br />23. <br /> <br />The project developer shall use their best efforts to implement the measures <br />identified in the U. S. Green Building Council's (GBC), "Leadership in Energy <br />and Environmental Design (LEED)" 2.0 rating system in the design, construction, <br />and operation of the proposed building, including all future tenant improvements. <br />All approved LEED measures shown on the scorecard in Exhibit "A" shall be <br />shown on the building permit plan set submitted for issuance of a building permit. <br /> <br />24. <br /> <br />The awning sign shown in Exhibit "A" shall be removed on the building permit <br />plan set. <br /> <br />25. <br /> <br />Prior to installation of any signs, a comprehensive sign program shall be <br />submitted to the Planning Director for design review and approval.
